Keyless Smart Lock Entry

Most of our guests prefer to let themselves in with the comforts of contact free keyless entry.

However we can be available upon request and are always available via the Airbnb app, phone call or text message should any questions arise.

The Outer East and Northern part of South Bend is famous for being the location of the University of Notre Dame. Neighboring colleges include St. Mary’s, Holy Cross and Bethel College. The area can be found 4 miles north of downtown South Bend and 6 miles south of the Michigan/Indiana border.

The area remains a largely residential one, where college residents can easily find off-campus housing. The St. Joseph River cuts through the area, providing beautiful nature views and trails, and the city capitalizes on this by maintaining parks and providing outdoor activities for the community.

The location is within 5 minutes or 1.2 miles from St. Mary`s College. It is also near the Edge of University of Notre Dame and Bethel College

Transportation options available in South Bend include South Bend Airport Station, located 6.1 miles away & is near South Bend Regional, located 8.3 miles or 22 minutes away.

South Bend`s public transit system, TRANSPO, operates buses and trolleys throughout the city. Be sure to check out their website as routes change during events and game days. Uber, Lyft, and other ride-sharing services are readily available and normal means of transportation around the city.

Our suite is located on the north side in Roseland. It is just a short ride to the Notre Dame campus. This suite is a short 10-minute drive to everything famous in South Bend and around the Notre Dame campus. There are many restaurants around to choose from, like Nicks Patio or Brazilian. University Park Mall and lots of other shopping is close by. Warren Golf course, movie theaters, and the River Walk are within short distance. We hope you enjoy your stay in South Bend!. Pool & Hot Tub will be open from Memorial Day to Labor Day.

Please be aware that shared amenities (pool, shuttle bus, hot tub, tanning booth, etc.) are operated by the building and may be closed at any time for maintenance. Tranquil Oasis is not responsible for the availability of these amenities, and no compensation will be issued for temporary closures.

𝟏. Please note in order to complete your reservation, you will be required to have a verified profile, which includes: Government ID, Email & Phone Number.

2. 𝐂𝐡𝐢𝐥𝐝𝐫𝐞𝐧 𝐚𝐧𝐝 𝐢𝐧𝐟𝐚𝐧𝐭𝐬 𝐚𝐫𝐞 𝐰𝐞𝐥𝐜𝐨𝐦𝐞 - Children under 2 stay free. Children over 2 are welcome as an additional guest (Must be paid prior to check-in date).

3. 𝐍𝐨 𝐬𝐦𝐨𝐤𝐢𝐧𝐠 - Smoking, vaping, marijuana, or any substance is not allowed anywhere in the home or in the common areas on the property. This is a 100% smoke-free community. Smoking anywhere on the property will result in a $500 fee & having your reservation revoked without refund. Smoking is permitted in front of the building on the sidewalk.

4. NO 𝐏𝐞𝐭𝐬 allowed - There`s a $350 penalty for bringing a pet.

5. 𝐍𝐨 𝐏𝐚𝐫𝐭𝐢𝐞𝐬 𝐨𝐫 𝐄𝐯𝐞𝐧𝐭𝐬 - Parties, events, birthdays, bachelor or bachelorette stays, get-togethers, hangouts, loud music, and the like are not allowed. Please do not disrespect our neighbors. Quiet time after 10:00 PM

6. 𝐀𝐜𝐜𝐞𝐬𝐬 - Check-in Anytime After 4 pm on the day of arrival. Check-out time is by 11 AM on the day of departure. Quiet Hours begin at 10 pm. Always lock the doors.

7. 𝐍𝐨 𝐋𝐚𝐭𝐞 𝐂𝐡𝐞𝐜𝐤-𝐨𝐮𝐭𝐬 - Unapproved Late Check-Out fees: Every 30 min after 11 am is an additional $75. Please understand that we have scheduled cleaning for our units.

8. 𝐍𝐨 𝐄𝐱𝐭𝐫𝐚 𝐆𝐮𝐞𝐬𝐭𝐬 - Do not have more guests or visitors than stated in your reservation. More guests or visitors more than stated on the reservation will incur a charge of $50/night/guest or temporary visitor.

9. 𝐍𝐨 𝐎𝐩𝐞𝐧 𝐅𝐥𝐚𝐦𝐞𝐬 - Do not burn candles, incense, or any other open flames.

10. 𝐍𝐨 𝐅𝐢𝐥𝐦𝐢𝐧𝐠 / 𝐏𝐡𝐨𝐭𝐨𝐬𝐡𝐨𝐨𝐭𝐬 - Filming and photoshoots are strictly prohibited.

11. 𝐍𝐨 𝐓𝐡𝐢𝐫𝐝 𝐏𝐚𝐫𝐭𝐲 𝐁𝐨𝐨𝐤𝐢𝐧𝐠 - Unapproved third-party reservations are subject to cancellation without refund. You will be present during the entire reservation. Reservations cannot be made on behalf of any other party unless expressly approved by us in writing.

𝟏2. 𝐒𝐞𝐜𝐮𝐫𝐢𝐭𝐲 𝐃𝐞𝐯𝐢𝐜𝐞𝐬 - We do not have a recording device in our unit, we understand the privacy of our guests, but this unit has security devices such as Doorbell Camera (Outside only), Security Panel, Sensors. Tampering with such a device will be a charge of an extra $250.

𝟏3. 𝐃𝐨𝐨𝐫𝐛𝐞𝐥𝐥 𝐂𝐚𝐦𝐞𝐫𝐚 - For ensuring the safety of our unit and to make sure that we have the right guest and the correct number of guests. Do not touch the surveillance on the property. For your safety, security, and quiet enjoyment, Vivint Home Security records activity at the front doors to the unit.

𝟏4. 𝐒𝐞𝐜𝐮𝐫𝐢𝐭𝐲 𝐏𝐚𝐧𝐞𝐥 - This panel is the brain of all devices installed in the unit

𝟏5 𝐒𝐞𝐧𝐬𝐨𝐫𝐬 - Fire, Smoke, Carbon Monoxide, Water, Noise Sensors. All of these devices ensure that our unit is well protected and safe.

𝟏6. 𝐌𝐚𝐢𝐥 𝐒𝐞𝐫𝐯𝐢𝐜𝐞 - Mail service is not supported. All packages will be rejected. We suggest guests who require mail delivery set up a temporary mailbox at the UPS Store or USPS. There are 2 Amazon Lockers for package delivery on Monument Circle & Whole Foods all within walking distance.

𝟏7. 𝐀𝐜𝐜𝐢𝐝𝐞𝐧𝐭𝐬 - We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises. Use of Community Amenities, including but not limited to the gym is at your own risk.

𝟏8. 𝐂𝐨𝐦𝐦𝐮𝐧𝐢𝐜𝐚𝐭𝐢𝐨𝐧/𝐌𝐞𝐬𝐬𝐚𝐠𝐢𝐧𝐠 - If you have any needs or issues, please message us through the Message Center only. You acknowledge that phone support is not provided. All communication regarding your reservation will only be made to the contact information associated with the profile that confirmed the reservation.

𝟏9. 𝐏𝐚𝐫𝐤𝐢𝐧𝐠 - Park options are Street/Garage. Parking in an unapproved reserve spot or handicap spot without proper tags will subject your vehicle to being towed at your expense.

20. 𝐑𝐞𝐬𝐩𝐞𝐜𝐭 𝐨𝐮𝐫 𝐔𝐧𝐢𝐭 - Use our unit with care. If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back. No hair dye allowed.

𝟐1. 𝐋𝐨𝐬𝐭/𝐋𝐞𝐟𝐭 𝐈𝐭𝐞𝐦𝐬 - We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.

𝟐2. 𝐒𝐡𝐢𝐩𝐩𝐢𝐧𝐠 𝐥𝐞𝐟𝐭 𝐢𝐭𝐞𝐦𝐬 - There will be a minimum handling fee of $150, plus the cost of shipping and packaging for anything you request being returned. Requests must be made within 48-hours of departure; after which period, items may be donated at the sole discretion of the host.

𝟐3. 𝐀𝐦𝐞𝐧𝐢𝐭𝐢𝐞𝐬 - Covid 19 Update 𝐆𝐲𝐦 - access is available 24/7 during your reservation.

𝐅𝐄𝐄𝐒:

𝟏. 𝐔𝐧𝐚𝐩𝐩𝐫𝐨𝐯𝐞𝐝 𝐥𝐚𝐭𝐞 𝐜𝐡𝐞𝐜𝐤-𝐨𝐮𝐭𝐬 - For every 30 mins after 11:00 AM will incur an additional charge of $75.

𝟐. 𝐋𝐨𝐬𝐭 𝐫𝐞𝐦𝐨𝐭𝐞𝐬 - Lost Remote Control (A/C, TV, FAN) will incur an additional charge of $100.

𝟑. 𝐋𝐨𝐬𝐭 𝐀𝐜𝐜𝐞𝐬𝐬 - Lost house Key, Keyfob, Gate Remote, or Parking Pass, will result in a replacement fee of $350.

𝟒. 𝐃𝐚𝐦𝐚𝐠𝐞𝐬 - If you damage the home, you may be charged up to $350

𝟓. 𝐒𝐦𝐨𝐤𝐢𝐧𝐠 - Smoking of any kind will result in a charge of $250.

𝟔. 𝐔𝐧𝐝𝐞𝐜𝐥𝐚𝐫𝐞𝐝/𝐄𝐱𝐭𝐫𝐚 𝐠𝐮𝐞𝐬𝐭𝐬/𝐏𝐞𝐭 - Each person not stated in the number of guests in your reservation, will be charged per night, per guest with an extra $50.

𝟕. 𝐒𝐞𝐜𝐮𝐫𝐢𝐭𝐲 𝐃𝐞𝐯𝐢𝐜𝐞𝐬 - Disabling, obstructing, or tampering in any way with any of the safety or security devices, will result in a cancellation of the remainder of your reservation without refund and a fee $250 fee for each occurrence.

𝟖. 𝐇𝐚𝐧𝐝𝐥𝐢𝐧𝐠 𝐅𝐞𝐞 - A $150 handling charge will be added on top of shipping costs for any items left behind that you request to pick up or be sent. Fees will be paid for in full by you before any arrangements can be made. Requests must be made within 48-hours of departure; after which period, items may be donated at the sole discretion of the host. must upload a picture of only themselves on their profile

9. Lockbox must properly be locked at all times.
