* Comfortable Accommodations: Each bedroom offers a private bathroom, a ceiling fan, and personal fans over the beds to keep you cool at night. The main room on the first floor is air-conditioned, while the upstairs bedrooms in the Casitas are equipped with fans. Please note the upstairs may be warmer.



* Fully-Equipped Kitchen: The Main Beach House features a fully stocked kitchen with a 6-burner stove, a standard refrigerator, and all necessary cookware. Casitas also have their own private mini-fridges.



* High-Speed Internet: We provide the fastest internet available in all of Nicaragua Coastal area (300 Mbps upload and 52 Mbps download). Ideal for digital work or streaming.



*Surfing: We have a reef break in front of the Beach House. At high tide you can grab your board and walk right out front and surf. There are also two other good local breaks within a mile in each direction.



* Security and Privacy: The property is fully enclosed by a 10-foot wall with secure gates and a private parking area. We also have 24-hour on-site security and a groundskeeper, Yerling, who is available to assist with any needs.

Other things to note:



The weather is a consitant 78 - 90 degrees everyday just about year round. The air is not too humid and I have found it to be some of the most comfortable and enjoyable weather ive ever been to. I've traveled a lot, so when I came to Pochomil, I fell in Love.



Only the main house of the property has hot water. There are two showers in the main house. One on the main floor and one for the Master Bedroom. The Casita bathrooms do not have hot water.



Please note, we do have security cameras throughout the common areas of the property for yours and our protection. The property is fully gated and secured. In the day time the gate to the front beach is open and at night its closed.



We have installed a 6 stage Reverse Osmosis system for clean drinking water. No more carrying around those heavy jugs of water. Free clean drinking water is available out of the kitchen tap.





Nicaragua is a 3rd World Country. Do your research on Nicaragua and Pochomil before you come. Do not expect the area to be like Miami Beach. You will see chickens and pigs walking freely, and there are not the same standard 1st-world amenities in the area. I love this about the area, but some people and groups believe this is not their thing.



If our location was in the States, the rates would be 5 times higher. Be reasonable with your expectations and keep them in alignment with where you are choosing to visit. If you're concerned about everything being white glove at all times. This is not the place for you.



Guest Access:

You have full access to the property. Please note that there are typically no laundry services available. Inquire if you require this, and we can find a way to accommodate you.



The Neighborhood:

Playa Pochomil is a quite beach that on weekdays you can often find no people at all. On weekends the beach is lively and hosts local residents who seek to get away to the beach for the weekend.



Getting Around:

We provide you with 2 Fat Tire Beach Cruiser bicycles so you can explore the beach. There are restaurants on the beach that are waking distance so you wont have to trek far for great meals and drinks. We rent ATV's so if you are interested in this please contact us and we can provide you options and pricing. only 100 ft away from our entrance is the local beach access where you can drive your vehicle on the beach. We have an amazing beach that offers this freedom. Come experience it..

Interaction with Guests:

As your host i am available every waking minute to help or advise you an anything you have questions about. We have a 24/7 caretaker who resides at the back of the property to take care of anything you may need as well as as provide 24/7 security of the property.
