Cocoonr is pleased to offer this charming house in the village of Rosières, set in lush green surroundings, with air conditioning and a swimming pool. It has a floor area of 120 m² and can accommodate up to 6 guests. It comprises a lovely 35 m² living room (with a fireplace), a fully fitted kitchen, three beautiful bedrooms, two bathrooms, and a garden of approximately 1,300 m².

The property is laid out as follows:
Ground floor:
- A 35 m² living room with a TV, fireplace (wood provided at extra cost), sofa and dining area.
- A fully fitted kitchen including: electric kettle, oven, microwave, toaster, dishwasher, hob, filter coffee machine…
- A conservatory with a cosy seating area and a ceiling fan.
- Bedroom 1: a queen-size bed (160×200).
- A bathroom with a shower and bath.
- Separate toilet.
Upstairs:
- Bedroom 2: one queen-size bed (160×200).
- Bedroom 3: a double sofa bed and a desk.
- A shower room.

Outdoors:
- A swimming pool (private, unheated) open weather permitting from May to the end of October (opening dates are subject to change), secured to current standards and measuring 9×4 metres.
- A beautiful, 1,300 m² garden with no overlooking neighbours, surrounding the house.
- A 12 m² south-west-facing terrace with furniture to enjoy the fine weather.

For even greater comfort, the owners have decided to invest in the following additional equipment: barbecue, high chair, washing machine, cot, plancha, ironing board and iron.

The house is ideally situated in Rosières, in a very pleasant setting. In Rosières itself, you’ll find all the essential shops, as well as boutiques, restaurants, bars and a market in the surrounding area.

Activities:
You can explore all the picturesque sites in this beautiful region: medieval towns (Joyeuse is a renowned cultural centre), historic centres, castles, museums… Natural and unusual sites: Vallon-Pont-d’Arc, the Chassezac Gorge, Chaumet Cave, the Baume Gorges, the Ruoms Gorges, the Païolive Woods, the Canyon, the miniature village, the Rond de Fade, dinosaur footprints, rock-cut sarcophagi, caves, sinkholes… and a wide range of leisure and sporting activities: canoeing and kayaking, rock climbing, via ferrata, tree-top adventure courses, hikes along the mule tracks, go-karting, cycle touring, swimming in the Beaume river just a 10-minute walk away…

Transport:
If you choose to come by car, you can park directly on the property (space for 4 vehicles).

As for other modes of transport, here is some information that may be useful:
- Nearest railway station: Montélimar station, approximately 55 minutes’ drive away.
- Nearest airport: Nîmes Airport, approximately 1 hour 50 minutes’ drive away.

Other notes:
- Free Wi-Fi available.
- The fireplace is in working order; firewood is available on request from the person on site, at an additional cost.
- Pets are allowed (one pet only) for an additional charge of €35 per stay. Pets are not permitted in the swimming pool for hygiene reasons. They may swim in the river. Please ensure you do not leave any traces of their presence, either indoors or outdoors.
- End-of-stay cleaning includes preparing the accommodation for future guests. Please leave it in a reasonably clean condition and clean any kitchen appliances after use, empty the bins and the fridge, and remove the bed linen from the beds. Thank you in advance.
- Bed linen and towels are not included but can be provided on request at an additional cost (to be arranged and paid for with our on-site partner). €20 per double bed, €10 per single bed and sofa bed for a set of sheets, €6 per person for 2 towels (small and large).
