Welcome to SANDSTONE GEM, a lovely 4 BR, 3 BA, one story home in family friendly Gilbert. The backyard is an exciting oasis with a view of the 8th hole at Western Skies Golf Club. The amenities include a lagoon pool with optional heat, newly added hot tub, built-in gas grill and a gas fire pit. There are gathering places for relaxing and dining on the covered patio and around the fire pit. The optional pool heating fee is $75.00 per night to heat the pool to 80º F.
The home has an open floor plan, new upgrades and is well appointed throughout. There is comfortable seating arranged to view the smart TV and the charming gas fireplace in the great room. The kitchen is completely stocked and has counter seating. Both Keurig and drip coffee makers are supplied. A dining area with table seating offers a place for informal or formal gatherings. Highchairs are available to rent. The dedicated game room has pool and mini foosball tables, a TV, built-in window seat and side seating.
~ GOOD NIGHT, SLEEP TIGHT ~
ALL bedrooms have TVs and ceiling fans. The primary suite features a king bed, walk-in closet and remodeled en suite bath with a walk-in shower and dual vanity sinks. A desk with a chair and a delightful outdoor view awaits your remote work.
Bedroom 2 has a queen bed; Bedroom 3 has a King bed. Bedroom 4 has bunk beds: the top is a twin size with safety rails and the bottom is full size. These bedrooms share Bathrooms 2 and 3 with tub-shower combos. A hair dryer and soap are supplied. Pack 'N Plays are available to rent.
A laundry room has family size appliances and detergent is supplied. There is an attached garage with parking for 2 cars and driveway spaces for 2 additional vehicles. Two kids' bikes have been added.

Take your binoculars to help you spot Jack Rabbits, Roadrunners and migrating water fowl. Don't miss the museum of natural history or the Arizona Science Center. Hop on our modern highway system to visit Tempe, Mesa, Phoenix and Scottsdale.

NOTES:
The owner has a small hypoallergenic dog that stays with them when they occupy the house. Home is thoroughly cleaned and has new bedding for guests.

~ RESERVATION NOTES ~
The minimum age to rent is 28 years.
We rent to families; exceptions to this must be approved prior to confirmation of reservation.
The names of all guests staying overnight at the property must be included on the Rental Agreement's guest list.
The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.
Written approval is required to exceed the standard occupancy of 9 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of nine (9).
Daytime visitors to home may not exceed four (4) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.
Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.
To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations.
For guest security, on the outside of the home is a security camera that faces the street and driveway.
All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors. Please disregard misinformation on Vrbo.
NO pets (including visiting pets) are allowed inside or outside the home for any amount of time.
Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.
AZ Vacation Home Rentals reserves the right to require a refundable security deposit.
The pool heating fee is $75.00 per night to heat the pool to 80º F. There is a 4 night minimum.
All TVs are for streaming and not cable or satellite serviced.
Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
