Le Rose: Your stay at Le Balze

Le Balze: A true oasis of peace, silence and nature, just over 5 minutes from Perugia old town and about 1 km from all shops and essential services. A numeric keypad allows for completely independent self check-in.

An ideal location for couples seeking relaxation or sightseeing (20 minutes from Assisi, Spello, Todi, Lake Trasimeno) and for families with children: a park with private corners, large lawns, and a pool. For teenagers, outdoor games (swing, volleyball net, ...) and facilities for the little ones (high chairs, cribs, ...). Parking within the fenced property, gate with remote control. Free Wi-Fi in the house and garden.

Swimming pool open from April to October (with salt water and diatomaceous earth micro-filtration for crystal-clear water), attached covered porch with relaxation area, toilet, and hot outdoor showers.

The Le Rose apartment has a private-use garden in a secluded position with BBQ, table, and sun loungers. Large and bright kitchen, fully equipped, directly connected to the garden. Master bedroom. Large bathroom with a big window, bathtub, and shower. A charming living room with a fireplace that becomes a bedroom, with a wardrobe, bedside tables, and a door for maximum privacy and comfort. Air conditioning in both rooms, windows with mosquito nets.

The Le Balze property hosts three apartments: Le Rose (2+2 guests), Il Melograno (4+2 guests), I Lecci (2+2 guests), and two B&B rooms in the hosts' villa. The pool (with the attached porch) and the park are shared.

The Hosts: The hosts (an Italian language teacher for foreigners and a doctor) live on the property: they guarantee assistance for any need while maintaining maximum discretion and scrupulously observing guests' privacy. Passionate about art and tourism, they can advise you on organizing your itineraries. They speak Italian, English, German, and French.

Nearby services: Immersed in greenery, yet just a stone's throw from the heart of the city, very close to all services and shops. Within 800-1200 meters: pharmacy, post office with ATM, supermarket (with deli and bakery, open Sunday morning), bar, and local butcher specializing in regional products. Perugia train station is 3.5 km away; Perugia airport is 12.5 km away. The E45 highway (Piscille exit) is only 3 km away.

A private villa in a beautiful garden

Everything was as expected except the property was so much nicer than even the photos. Valentina is a wonderful host snd communicates well in English. We found the slightly out of town location very convenient. The Nero Gatto restsurant literal l y around the corner (1 mile) was a pleasant surprise. Wonderful menu and great service. Food was delicious. Highly recommend if you don't want to go all the way into Perugia.

Stadtnah in der Natur

Am Stadtrand von Perugia ca. 1,5 km ausserhalb,- ein kleines Paradies. Eine liebevoll gepflegte Anlage (3 Wohnungen; wir waren in Le Rose) mit herrlichem Baumbestand und schön angelegten Blumenbeeten. Allen Bildern auf der Angebotseite ist nichts hinzuzufügen. Valentina ist eine hervorragende Gastgeberin. Sie spricht perfekt deutsch und englisch. Sie gibt gerne und kompetent Tipps und Ratschläge für Besichtigungsmöglichkeiten. Ein optimaler Platz zur Entspannung - auch der tolle Pool gehört dazu - und als Ausgangspunkt zur Erkundung des südlichen und zentalen Umbrien.

Late Summer in Perugia

Property as described and very secure and beautiful setting. Communication with host excellent but did not meet face to face during 11 night stay. Personal touch of an in person welcome would have been nice but not essential. No welcome pack, which we typically experience - just to get started, we were originally due to arrive on a Sunday evening and it would have been very difficult to get essentials for first day. Getting in and out to Perugia easy with Public transport links and parking in town. Lots of shops and markets in the area and easy links to local towns. Pool is not heated just for information. Loved it regardless and soon got used to the fresh experience, pool clean and well maintained. Advise to bring mosquito repellent and use straight away. First night had a few bites which were unpleasant so beware. Lovely setting, private area to sit out and never felt crowded. Apartment is spacious and all items as required, with laundry service offered on request. Really enjoyed the stay - good value and would reccomend/stay again. Thank you Valentina and all your support team for a wonderful stay.

Valentina was very helpful. Always available for any questions or informations. Her family and her dogs were all very nice. It was very private and relaxing to come back to the villa after exploring. We definitely come back to the villa.

Rose of Perugia

Ein wirklich wundervoller Ort. Ruhe und schöne Natur vor den Toren von Perugia. Wir hatten die Wohnung „Rose“ und waren sehr zufrieden. Zur Wohnung gehört eine schöne & schattige Terrasse. Die Küche ist schön hell und mit allem ausgestattet. Da macht das Kochen Spaß. Das Gebäude und die Einrichtung ist eine kleine Retro Zeitreise. Ach ja, der Pool ist wirklich so toll wie er auf den Bildern aussieht. Valentina ist äusserst freundlich und hilfsbereit und spricht sehr gut englisch und deutsch. Dieser Ort ist sehr zu empfehlen!

A little corner of paradise near Perugia

Le Balze exceeded our expectations. The garden was fabulous, full of ancient olive trees, umbrella pines, roses and peones. It afforded stunning vistas over the Umbrian countryside from its elevated position. We could even see Assisi in the distance. The apartment itself was very comfortable and a laundry service was provided on request - what a treat! Valentina was the perfect host, responding to every question we had promptly, providing useful tips and advice about the area. We cannot wait to come back.

Un posto in cui tornare!!!!!!! Tutto bellissimo: pulitissimo, curato e la Host é incredibilmente gentile e disponibile! Il Parco é paradisiaco ma in particolare il piccolo giardino privato é ottimo per rilassarsi e godere il verde e la pace in quanto in posizione riservata. Location perfetta!!! Il centro di Perugia si raggiunge in 5 min di macchina o con una passeggiata di circa 20-30 min a piedi, in un minuto di macchina (o 10-15 a piedi) ci sono servizi come: supermercato, poste, tabacchi, farmacia, macelleria ottima!!!!!

Alles bestens

Die Ferienwohnung und die Gartenanlage haben uns sehr gut gefallen. Alles sauber und gepflegt, die Betten waren sehr bequem und die Küche bestens ausgestattet. Eine tolle Lage für Ausflugsfahrten in das Umland. Bis zur Altstadt von Perugia sind es nur 5 Minuten mit dem Auto.

Besser geht‘s nicht!

Wir haben unseren Aufenthalt in jeder Hinsicht genossen. Das Anwesen und unser Appartement übertrafen unsere Erwartungen bei Weitem. Sehr geschmackvoll und mit Liebe zum Detail gestaltet, der Pool ein wunderbarer Platz zum Entspannen und groß genug zum Sportschwimmen. Valentina und ihre Familie haben uns schnell und unkompliziert geholfen, als wir einen Arzt brauchten. Wir haben unseren Platz in Umbrien gefunden!

Heerlijke plek centraal in Umbrië

Ons verblijf is een deel van het huis waarin Valentina en haar familie wonen. De gebouwen staan in een prachtige ommuurde tuin met zwembad. Alles vlakbij Perugia en een heel mooie plek om Umbrië te verkennen. Ons huis heeft een beetje de stijl van vroeger. Houten rolluiken, ouderwetse deurklinken, mooie oude schilderijen aan de muur. Toch van alle gemakken voorzien. En mocht er iets te vragen zijn, dan is een appje naar Valentina voldoende. Valentina staat voor je klaar, maar je merkt niet dat ze ergens in de buurt kan zijn. Maar ja de tuin is zo groot en zo begroeid dat je alle rust hebt. Een geweldige plek voor Perugia maar ook om de rest van Umbrië te verkennen. Wij waren er in september en toen was het in elk stadje levendig en toch heel rustig. Zeker aan te raden.

Beyond our expectations!

First of all, Valentina was a wonderful host! The property is absolutely gorgeous, peaceful and in a great location! Very close to Perugia but in a very tranquil setting. The apartment was well appointed with everything we needed. We enjoyed cooking in lovely kitchen and having our wine in the garden. Her dogs are adorable and extremely well behaved. Can’t say enough good things about this beautiful property. Oh, and super comfy bed! We slept so well! Also, great bathroom. We will be back for sure!

Nous avons passé deux semaines en Août 2019, avec nos 2 enfants. L’appartement est très agréable, notamment grâce à son jardinet intime. La piscine est très belle et permet réellement de nager. Le jardin tout autour est magnifique et très bien entretenu. Pérouse est une ville superbe et beaucoup d’autres sites tels Assise sont accessibles très rapidement. Quant à Valentina, c’est une hôte toute en discrétion, gentillesse et à l’écoute pour notre bien-être. Nous recommandons !

Een heerlijke plek om tot rust te komen en van Italië te genieten!

We werden gastvrij ontvangen in de prachtige, mediterrane tuin met zwembad en verschillende zitjes. Het appartement was sfeervol en schoon. Een heerlijke plek om tot rust te komen. We hadden ook nog een eigen tuintje bij het appartement, met zon én schaduw (mooie, ruisende bomen), heerlijke schommelbank en een BBQ. De plek is een ideale uitvalsbasis voor bezoek aan Perugia (5-10 minuutjes rijden), Assisi, Spello en de omgeving. Valentina was steeds beschikbaar voor een praatje of het beantwoorden van vragen, eventueel ook via whats app. Wij denken nog steeds met veel plezier terug aan ons verblijf in Le Balze!
