This property is professionally managed by Vacations Perfected. Vacations Perfected requires the registered guest booking and occupying the condo to be 25 years of age or older. In most cases, this is the policy of the condo complex or HOA that the property is located in. There are no exceptions to this policy. If you book this property and are not at least 25 years of age or older, or book this property with the intentions of allowing under 25 years of age friends of family to occupy the property without your presence for the duration of the reservation, your reservation will be charged a 50% cancellation fee and the reservation will be canceled. If you inform us within 15 days prior to arrival that you, as the 25 or older person booking the property, will not be able to come and it will only be under 25 years of age people occupying the property, your reservation will be charged a 100% cancellation fee and the reservation will be canceled. If you book this property, as the 25 years of age or older person, and do not come with the rest of the group who are under 25 years of age occupying the property, your reservation will be canceled, the occupants of the property will be evicted, and you will receive no refund. These acts are booking a reservation under false pretenses, and will not be tolerated. These actions will be reported to the booking platform you used, and further penalties or consequences may arise from the booking platform you booked this property with. This policy is effective beginning 3/14/23.

With new owners and new accessories, this vacation condo has all the convenience of a home. Its 2 bedroom/2 bath open floor plans allow you to prepare your meals while enjoying beautiful views with your family or loved ones. This unit is fully stocked with everything you need to prepare a meal if you wish. There is also a large capacity washer/dryer. The spacious living room will accommodate all your guests comfortably. This unit has dining seating for 4 and additional 2 more seats at the bar. This condo sleeps up to 6. Flat-screen TVs in all the bedrooms for your viewing enjoyment. The master bedroom has a king-size bed where you can unwind at the end of the day lying in bed watching TV or soaking away the day in the large tub/shower. This master bedroom has balcony access from the room where the sunsets are picture perfect at the end of the long day. The guest bedroom has a comfortable queen size bed with a nearby full bathroom. The layout of the condo provides great separation of the bedrooms so you and your guest will have adequate privacy.


The condo is up to date with tile throughout the condo for your peace of mind that the floors are clean if you have any little while crawling around.

The room was big enough but the shower curtain needs to be replaced and the shower spout in the bathhroom wouldnt allow for full flow. The main things was having to walk 3 flights or wait 30 to 45 minutes just to go down for anything. The parking deck really didnt allow for parking spaces were you could safely open your doors. 3 spaces so close together, you are either going to hit the side wall or the car beside you.

On the beach!

It was a great place in the beach, very clean, easy to access. A great location that was close to everything but not in the thick of the crowd. The place was small but just what we needed for a family vacation.

1st guest room had bed bug I couldn't get in touch with nobody the 1st night nor 2nd I really want my money back because we had to buy blow up beds and if ima spend 700 on a condo I expect it to be nice not fill wit bed bugs

The day we were to arrive we received call this property had maintenance issues and we weren't able to stay there. We were sent to a different location. Shore of Panama. 401. The lady I communicated with was very polite and helpful. We met one other employee of Vacations perfected who was also friendly.

Sterling Reef 202

When we arrived on 10/02/2021, we were unpacking and I was putting my sons things away in the guest bedroom and found a half eaten cough drop on the bedside table. It was not ours. I cleaned it up and disinfected it myself. There were candy wrappers under the master bed. There were 2 blown light bulbs in the master bedroom and 1 blown bulb in the master bathroom. The microwave wouldn't work unless you stood at it and held it closed the whole time it was running. Then when you weren't using it at all, the table would just start turning on its own. We'd have to flip the breaker off to make sure it wouldn't cut on if we weren't in the room. There were dirty towels left in the washer. Tuesday, Oct 5th, we came back to the room to discover we had no power. After multiple phone calls, I decided to call the company we booked the room through to see if they could help and the lady tried. She sat on hold for over 25 mins to resolve it and come to find out the owners just mixed up their auto pay and paid the wrong bill so their power to the room was cut off. It was after hours so we were told it wouldn't be cut back on that day. So we had to pack an overnight bag, pack the refrigerator and freezer up and pack the car up to go stay in another room at a completely different location bc they had no rooms available where we were staying. We got almost there and was told the power was actually back on so we turned around and went back and had to unpack everything again . It literally seemed like everyday brought a new issue with that room. I understand things happen but not that many things during a one week visit.

Would definitely stay there again.

The property was exactly as advertised. The condo was clean, roomy and has an excellent view of the beach. Upon arrival, we found a load of wet towels in the washer that was sour. The washer and dryer seem old so it took forever to wash and dry the towels. The master bathroom only had two towels and and the second bathroom had 5 towels, with a total of 6 of us staying Sat-Thurs, luckily we brought our on towels. There’s only two elevators so the wait to go up or down was ridiculous and the parking garage is small and crowded and not easy to park a SUV in. Overall it was a good experience and I would recommend Unit 202.

Beautiful view

Let me start by saying it is a nice clean room . We enjoyed the beautiful view of the ocean with the pier. It could use updates. The main one being a new washer and dryer. We had 5 people staying here but it says it can sleep 7. You have to wash your own bath towels not a big deal to us but you also have to wash them and put them in the dryer before your checkout time. The dryer takes FOREVER to dry because of that we started washing and drying them the evening before our checkout or we would not have got all the towels washed and in the dryer like it states on the refrigerator before our check out time. We also did not intend to spend a lot of time in the room but tropical storm claudette had other plans. The 2 living room chairs could use some cushions we had to use extra pillows to sit on to be comfortable when we watched tv waiting the rain out. We had a few issues with the condominium itself that didn’t have any fault with this room but even with a few bumps along the way we enjoyed our vacation.

We had a great experience. Great location just couldn’t do any laundry because the dryer was broken. Had to use the same towel all week because they’re was only one for each person and they couldn’t be washed because the dryer didn’t work

Condo was not clean

The condo was a bit dirty which is weird because they charge a cleaning fee. They had a vacuum that smelled like a dog when I turned it on. The sofa sleeper sheets were filthy and stained. On the positive side there was a very nice view of the beach.

Spring break 2021

We enjoyed are stay very good view of the beach and I love the wall decor and master bedroom. I had problems with the AC when I called they were right on it and fixed the problem excellent service . And the dryer was being addressed also . They were quick to anything I called about . I would diffently stay there again .🏖❤️Also it was a very easy check in and out for me .

The only stars goes to the condo itself. It was clean and there were plenty of items (coolers, chairs, a cart, dishes, etc). My problems begin with late (if any) responses to my many questions in the six months prior to the stay. If someone is going to take $1800 of my money and use it tax-free for most of the year, I am at least entitled to answers to my questions. Upon arrival, I had to empty the dishwasher. The dishes had to be rewashed (soap and dirty water in them) and we had to buy soap. We also were left with only one trash bag and two rolls of bath tissue for the week. Perhaps I am used to staying at higher-end places, but the front desk simply ignored our request for more bags. Having only two elevators (on one end with our condo on the other) was not as bad a problem as the behavior of the beach personnel. They were rude, terse, and would not even give us time to collect our things 10 minutes prior to giving up the expensive umbrella (which was broken) and cushions. In addition, in a "purely random" fashion, we received the same broken umbrella three days in a row. A comment was made about "tips" and how they make their money. That is not our problem, and I resent being treated as a commodity. It was a low-class statement. We paid for a condo. We received a condo. I have no issue with the owner, but I would find a better management company and a better service.

Absolutely beautiful!

Our stay was the first part of April 2018. The condo was absolutely beautiful. Close access to everything. The view is breathtaking. There were 5 people that stayed very comfortably here. Everything was up to par, everything in working order. The nights on the balcony watching the sunset, watching the sunrise over the ocean... perfect. We will definitely be staying there again.
