Please Note: The lower level (basement) is not accessible to guests, as it is privately occupied by the property manager. There are no shared spaces, as the manager has their own separate entrance and exclusive access to the lower level. For your privacy and security, the door connecting the two floors is locked from both sides.

Winter Weather/Snow Policy: The property is located off a county-maintained road, ensuring reliable access during winter months. Additionally, the property manager will clear any snow on the driveway to maintain easy access and convenience for guests. For your safety, we also advise purchasing travel insurance in case of road closures. Our cancellation policy will be upheld as agreed. For your convenience, snow shovels and driveway salt are provided.

The house was a great location to our family in Tonasket. It was fully equipped with everything we needed. The kids loved the hot tub and the dogs liked the space too,run outside. The host was great when we needed anything. We are looking forward to stay here again.

Wonderful place to stay. Lots of space. Lots of amenities, well equipped. My only request would be to add individual lamps in the living room dining area. There wasn't a way to have soft lighting in the living room fireplace dining room. It was a bummer that the hot tub was not functioning but the fire pit was lovely and we all enjoyed roasting some s'mores.

After riding our motorcycles for six hours, we were so thankful for air conditioning ! Beautifull clean family home.We absolutely loved the remote location. Property is beautiful, the wraparound patio with lights for ambience. We enjoyed a wonderful barbeque and relaxed on the patio.. coffee and a hot tub in the morning after a wonderful sleep. Could we see anymore?? Thank you so much for everything

This was such a a lovely property!!! We booked it for the hot tub, but loved the wraparound back porch even more! The views were stunning and the BBQ was put to good use. My two dogs were right at home and loved all the space to run around. 10 minutes from a really nice, cute beach and main shopping stores, the town had everything we needed. I would highly recommend this stay to anyone, with a warning about the high summer heat and possible wildfire smoke from Canada. The AC was a lifesaver.

House is conveniently located between Tonasket and Oroville. Nice large wrap-around deck. When outside, tons of space, very secluded when out back or on deck. All necessary pots, pans, spices ect. to cook nice meal. Great BBQ on site. 3 smaller rooms with multiple beds, which all share one bathroom, and one larger master suite with its own bathroom. Overall, great experience and highly recommend it for families or other gatherings.

Quiet, lovely property

Our family was in town for a celebration of life and the Livingston Lodge gave us a quiet place to come back to and enjoy the silver lining of being together in a beautiful location. The house was extremely clean and well provisioned and the host & caretaker were both amazing.

Wonderful Get-a-way!

This was the perfect spot for a quiet get-a-way. The home was immaculate and the kitchen is fabulous. It is great for a large family or small retreat. Short drive to the lake, the border, and if you like hiking. Loved it!

Relaxing, Peaceful, Just What Our Family Needed

This host demonstrated a strong commitment to providing guests with a quality, relaxing, comfortable experience. He pays attention to little details and strives to create an enjoyable experience. The beds are all comfortable and good quality, the kitchen had appliances like a kitchen aid and blender which made our cooking plans easier. It is spacious and clean and the check in instructions were clear and helpful. The beautiful deck was peaceful and just what we needed. He even provides streaming services and a tv in every room as well as a few board games. There is a tenant downstairs and they clearly make every effort to be quiet and not impeded in any way on the guest experience at the Livingston Lodge. Jacob was also very responsive to any questions I texted him. Our family will stay here again, and hope to bring friends with us for a family fun retreat next time.

Lots of room

My buddy and I stayed for a couple of days on a fishing trip. This is our second stay at Jacobs place. Always clean and lots of room. Easy to park a boat. Will stay again.
