Beachview Rentals is proud to introduce this luxury three-story beachfront home in Newport Beach—newly launched on September 16, 2025, and now accepting bookings for stays beginning October 1, 2025!

Experience coastal living at its finest in this three-story luxury beach home set directly on the sand. Expansive windows and vaulted ceilings fill the interior with natural light while showcasing breathtaking ocean views from nearly every room. Take in the stunning coastline from either of the oceanfront balconies, or gather on the ground-floor patio for a barbecue, complete with vibrant year-round sunsets. This home also features central air conditioning to keep your group comfortable year-round.

With no boardwalk or bike path out front, the setting feels especially serene and private, allowing you to fully enjoy the sound of waves along the shore and the refreshing ocean breeze. Whether your days are spent beach combing, surfing, or exploring the nearby restaurants and shops, this home provides the perfect setting for your group's Newport getaway. Here's what you will find:

- Second-floor balcony featuring a dining area, BBQ, and sweeping ocean views
- Third-floor balcony with additional seating and a cozy fireplace

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

PARKING:
This home includes one garage parking space and an additional covered carport space. There is also general neighborhood street parking, metered, unmetered and pay-station.

LAUNDRY:
The home features a full laundry room with a washer and dryer located on the second floor. Guests are responsible for bringing their own detergent and laundry supplies.

LOCATION:
Just steps from one of the area's best beaches, you'll enjoy excellent surfing and the chance to spot abundant sea life around the nearby jetties. Take an easy stroll or bike ride to explore local restaurants, shops, and parks, or enjoy a game of tennis, racquetball, or basketball at one of the nearby courts. It also makes the perfect home base for day trips to Disneyland, California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, the San Diego Zoo and Safari Park, Legoland, and more. For upscale shopping, Fashion Island and South Coast Plaza are only 18-20 minutes away.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Family at the Beach.

Best thing about this house is it’s right on the beach. Also the back patio is wonderful & has comfortable seating & umbrellas to shade. Kitchen is well stocked. Suggestion would be to have child gates for the main level to block the stairs for toddlers. And perhaps more pillows & towels. Overall a great stay & we’d definitely come back to this house. Thank you !!

Great location!

We got our family together for time on the beach, board games, and family time and this was the perfect place. The three ocean view decks are very nice to sit outside and enjoy the view. Really nice that it’s directly on the beach vs having a busy trafficked boardwalk in front of you.

Great stay!

We had 8 adults and the home was clean, cozy and well equipped. The patio furniture was newer than in photos so it was even prettier in person. The location has good parking for smaller cars as typical right on the sand, we had a great experience here. The staff and process was professional and set all expectations up front.

Long Weekend at the Beach

The home is beautiful. The kitchen is supplied with all the essentials. The ocean view & sunsets are amazing. We enjoyed the patios and lounging in the living room. It was nice to walk from the patio right onto the beach. The location is perfect for a beach getaway. I look forward to staying here again.

Amazing beach house!

We thoroughly enjoyed our stay at this lovely property. The house was beautiful inside and out and the location was perfect, off the boardwalk but close enough to bicycle to the pier easily. There was plenty of room for the 8 of us and the views were amazing.

Beautiful Property

The property is in an excellent location. Our family of 5 had a pleasant stay. You might want to bring a few extra bath towels, as we only had 1-2 per bathroom (or you could do laundry like we did). I wish there were board games or even playing cards available, but not a big deal. We met the owners, who are VERY nice and friendly. The price is quite expensive, especially with all the hidden VRBO fees, however you are getting a whole house right ON the beach. You get what you pay for. Thank you for allowing us to stay in your lovely home.

Beachfront Paradise

The three decks provide amazing views with top deck sunsets complimented by the fireplace glow. The bottom deck is fantastic dinner spot with sounds of crashing waves on shore. The street has biking/running path that connects to beachfront path you can ride/run to the pier.

The best possible beach vacation

The property is perfect, it has everything you would want in a beach rental. plenty of space, easy parking, fire pits for enjoying the breezy evenings and lots of space for looking out over the beautiful ocean. The property management team was very responsive to any issues (which were minor) and treated us with respect and kindness. Thanks for the wonderful vacation!

Great location! Beautiful home.

We loved our stay. Beautiful home and had everything you needed. You can not beat the location. Management was very responsive. Check in process could be easier with automatic entrance and not having to go to office. Only downside was no air which we knew about but was a little uncomfortable and it was Feb so fairly cool outside. Wasn't expecting the house to be so warm.

A Great Property on the Beach

We really enjoyed this property. It was nice, clean and in a great location. The garage parking was too small for our Chevy Tahoe, but there was adequate parking on the street close by. Overall the property and experience was great.
