Situated on the coveted Balboa Peninsula just one house from the sand, this 4BR/2.5BA two-story residence offers the ultimate coastal retreat with seamless indoor-outdoor living and multiple inviting gathering spaces. Ideally located steps from Balboa Beach and within walking distance to the Balboa Pavilion, Peninsula Park, and the iconic Balboa Pier, this Newport Beach home blends relaxed beach living with everyday convenience.

OUTDOOR SPACES:
Outdoor living is thoughtfully spread across multiple levels, beginning with the ground-floor front patio, which features seating for eight and a BBQ grill. Upstairs, the second-floor deck offers comfortable seating and charming city views, while the rooftop deck provides an elevated retreat with four Adirondack chairs and partial ocean views, ideal for relaxing at sunset.

LIVING, DINING, & KITCHEN:
The main living and dining spaces are located on the ground floor, where an open-concept layout seamlessly connects the living room, dining area, and kitchen. The living area features a plush sectional sofa and flat-screen TV, creating a comfortable space to relax, while the dining area offers seating for four for casual meals and shared moments. French doors open directly to the front patio, allowing for effortless indoor-outdoor living and coastal breezes throughout the space.

The kitchen is located on the ground floor and is fully equipped with dishes, utensils, cookware, and bakeware, along with a full range of major and small appliances. A breakfast nook with bench seating and additional barstool seating for four creates a casual dining space, with French doors providing direct access to the front patio. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Pets: This home welcomes a maximum of two pets (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located on the second floor in the hall closet, a complimentary starter set of laundry essentials is provided.

Parking: Two designated parking spaces are available in the three-car garage (right and center spaces), best suited for small to mid-size vehicles. General street parking, both metered and unmetered, is also available for larger vehicles. Garage dimensions: 75" H x 188" W x 17' L.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.

Lined with magnolia trees and beautiful single-family homes, this part of Newport Beach is known for its calmer streets, relaxed residential feel, and timeless coastal character.

Nearby, the scenic beachfront boardwalk is perfect for morning walks, bike rides, and sunset strolls along the Newport shoreline. Local favorites like L Street and M Street Parks, popular surf breaks, and classic lifeguard towers help define the area, while the world-famous Wedge is celebrated for its epic waves and dramatic views near the harbor entrance. Casual cafés, local eateries, and grocery options add everyday convenience, with Balboa Beach, Balboa Pier, Balboa Village, the Balboa Fun Zone, the Balboa Island Ferry, and Newport Harbor all close by for dining, shopping, boating, and family-friendly fun.

Please note that there is ongoing construction near the property. Permitted work hours are Monday through Friday from 7:00 a.m. to 6:30 p.m., with no construction on Saturdays, Sundays, or holidays.
