  • Welcome to The Little House! A charming, fully self-contained home nestled on a large lot in Overland Park. At approximately 500 square feet, this cozy little house is a great fit for couples, solo travelers, business travelers and small groups of up to 3 guests.

    You'll have the entire home and yard to yourself! This is not a guest house, cottage, apartment or shared space.

    We're Mel and Ryan, a local family who take great pride in our homes and love welcoming guests to our corner of the KC Metro.

    THE SPACE:

    * Queen bed with a comfortable memory foam mattress
    * Living room with 40" Smart TV, sofa sleeper and additional seating
    * Sunroom with seating area and daybed
    * Fully equipped kitchen with dining area
    * Full bathroom with clawfoot tub/shower
    * Washer and dryer
    * Office area with desk
    * Pet-friendly accommodations ($50 pet fee)

    OUTDOOR SPACE:

    The Little House sits on a large lot and offers plenty of opportunities to enjoy the local wildlife. The sunroom is a favorite spot for watching the birds, chipmunks and rabbits that regularly visit the property. We even keep bird seed and critter feed on hand for guests who'd like to put some out and see who stops by!

    Outdoor features include:

    * Deck with outdoor seating and grill
    * Pergola with outdoor seating
    * Hammock
    * Propane fire pit
    * 110-foot private driveway

    LOCATION:

    The Little House puts you close to many of Kansas City's most popular destinations:

    * Approximately 10 minutes to the Country Club Plaza
    * 15 minutes to Westport and downtown Kansas City
    * 25 minutes to Kansas City International Airport

    GUEST POLICY:

    The Little House is intentionally cozy and designed for a maximum of 3 guests. It is a private residential property, not an event space, and we are unable to make exceptions to the 3-person maximum or our no-events policy. We ask that all guests respect the home, our neighbors and the quiet enjoyment of the property.

    PLEASE READ BEFORE BOOKING:

    The Little House has a 2-night minimum stay. One-night stays require prior approval. Due to an ongoing Vrbo system issue, the platform may occasionally show a 1-night stay as available despite our minimum-stay settings.

    If you need a 1-night stay, please send us an inquiry before booking so we can confirm whether we are able to accommodate your request. Thank you!

Pets must be kenneled when guests are away. No pets can be locked in the bathroom. Pet damage billed at full replacement cost plus a $200 admin fee.

Probably our favorite spot yet! The house is adorable and beautifully decorated. So, so clean! We were happy with the parking situation. We loved everything about it and would HIGHLY recommend.

The house was perfect! Clean and cozy. The bed was so comfy and loved the claw foot tub. I had such a relaxing time. The host was good at communicating and was just a phone call away if I needed anything. Great area with a lot food a shopping near by. I would stay again

We are repeat guests. This cottage meets all of our needs when we visit family in KC. It is dog friendly, has an enclosed porch with a daybed which is cozy for reading/napping, a small office for zoom meetings and a full sized washer & dryer as well as a comfy couch with a lounger.

Cute house, GREAT location!

My mom and I and our two dogs stayed here 5 nights while visiting friends and attending a wedding. Originally from the Overland Park area we found this a perfect location to all the places we wanted to visit. Would stay here again!

This was the perfect place for 2 adults with a dog. The grounds were great for the pup to sniff around. The hosts were attentive and very responsive.

Excellent Experience

Great experience in every way! Loved the place, and it was perfect for our getaway. Hosts were very responsive, kind, helpful and professional. I would highly recommend this host and property, and I would absolutely rent again on future visits to KC.

Cozy Little House

This little house was amazing! Very clean and very cozy. Has everything you need. Communication with owner was great and check in was super easy. My husband and I and our little dog were very satisfied and would stay again.
