The Space:

Experience lakefront living at its finest at Coastal Cove—a modern, spacious retreat on the private/warm side of Lake Anna. Take in stunning blue water views from the expansive deck, relax in the screened porch, or cast a line from the backyard shoreline with excellent fishing. The home features a bright open-concept layout with vaulted ceilings, large windows, a cozy fireplace, and 4K Smart TVs.



The finished walkout basement is light and bright and packed with entertainment options including ping pong, foosball, a double-hoop arcade basketball set, a wall-mounted giant Connect 4 set, PlayStation 4 (PS4) with games, an arcade game machine, wall-mounted Scrabble, board games, cars and other games for younger kids, and more—perfect for family fun. With high-speed fiber internet and free Wi-Fi, streaming and staying connected is effortless.



The home offers 6 well-appointed bedrooms, 4 full bathrooms, and a half bath, along with two office spaces. Sleeping arrangements include 4 king bedrooms and two fun bunk rooms each with 2 full-over-full bunks—ideal for families or groups. The gourmet kitchen with a massive island is fully stocked and ready for your favorite meals, with stainless steel appliances, a wine and beverage fridge, and ample seating indoors and out for large gatherings.

Main level - powder room open to hallway

Main level - Bedroom 1: 1 king bed, ensuite bath with shower and soaking tub (with office setup in closet).

Main level - Bedroom 2: 1 king bed, ensuite bath with shower.

Main level - Bedroom 3: 1 king bed, ensuite jack and jill shared bath with shower.

Main level - Bedroom 4: 2 sets of full bunkbeds, ensuite jack and jill shared bath with shower.

Lower level - Bedroom 5: 1 king bed, ensuite bath with shower (bath also has a hall entrance).

Lower level - Bedroom 6: 2 sets of full bunkbeds, shared hall bath with shower.

There is also a queen pullout couch on the lower level, but it is not in a bedroom.

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner, DV Rentals LKA!



The Neighborhood:

The Waters sub-division offers unparalleled living with a clubhouse, a pool, tennis courts, beach, and boat slips available for use on a first-come-first-served basis. This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue freshwater surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. Our home is less than a five minute walk to the pool and tennis courts! We have ample free parking at our home for large groups with up to 6 vehicles. Level 2 EV Charger (Electric Car Charger) located in the garage.

Our fully equipped home is designed for effortless comfort, convenience, and fun—just bring your clothes and water gear. The spacious gourmet kitchen features new stainless steel appliances, ample countertop space, a wine & beverage fridge, and all the tools you need to prepare meals for a large group. Coffee lovers will enjoy our well-stocked K-Cup selection.



Outdoors, enjoy a variety of gathering spaces including a deck, screened porch with fan, patio, and propane gas grill—plus seating for 10+ at the fire pit, private beach, and in the screened-in porch. The large, built-in smokeless gas fire pit is perfect for evening s’mores and stargazing.



Adventure awaits right in the backyard, where you’ll find great fishing, a soccer goal, and plenty of room to play. For more excitement, enjoy access to kayaks, water toys, and a full lineup of entertainment: ping pong, foosball, an arcade machine, PlayStation 4 (PS4) with games, Smart TVs, board games, books, and toys for all ages. We have one paddleboard, one two-person canoe, one single-person kayak, one two-person kayak, two kids kayaks, and two inflatable canoes available for guests' use. We also have life vests of all sizes (infant to 3X) available in the garage for guests' use.



The Waters community offers a clubhouse, pool, tennis and pickleball courts (with a basketball hoop), beach, playground, and a marina—all just a short walk or 30-second drive away. - Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed.

- No Pets Allowed.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
