This 142 m² three-bedroom apartment is on the 6th floor of a modern building with an elevator on Boulevard Prince Henri, directly opposite the Parc Municipal. Floor-to-ceiling windows frame the trees, and it sleeps up to six guests.



🛋️ Living and Dining Area

The bright open-plan living room has white bouclé sofas, a Smart TV and a dining table for six, with views over the park.



🍳 Fully Equipped Kitchen

The modern dark-grey kitchen with a breakfast bar has a stove, oven, microwave, refrigerator and dishwasher, plus a coffee maker, kettle, toaster, cookware, dishes, glasses and cutlery.



🛏️ Bedrooms

Each of the three bedrooms has a queen bed (160 cm), built-in wardrobes and room-darkening shades. The bedrooms face a quiet inner courtyard. Bed linen is provided.



🛁 Bathrooms

There are two full bathrooms, the main one with a freestanding bathtub by the window and a walk-in shower, plus a separate guest WC. Towels and a hair dryer are provided.



💻 Workspace and Laundry

A work desk and Wi-Fi make it easy to work remotely, and a laundry room with a washer and dryer, plus an iron, makes longer stays easy. Central heating keeps it warm in winter.



📍 Location and Getting Around

The Parc Municipal is across the street, a supermarket and restaurants are a few blocks away, and the Old Town is a short walk. Tram and bus stops are around the corner. Public transport is free throughout Luxembourg.

There is no air conditioning; portable fans are provided in summer. There is no parking at the building.



Guest Access:

Guests have the entire apartment to themselves. It is on the 6th floor and the building has an elevator. The key is in a lockbox at the apartment door, and step-by-step instructions and a check-in video are in your Guest Area after the online check-in.



The Neighborhood:

The apartment is on Boulevard Prince Henri in Ville Haute, Luxembourg City's historic centre, directly opposite the Parc Municipal. The Old Town, the Grand Ducal Palace, shops and restaurants are a short walk away, and a supermarket is a few blocks from the building.



Getting Around:

Tram and bus stops are around the corner, with connections across the city, including the central train station. The airport is around 15 minutes away by car or taxi. There is no parking at the building; paid public car parks are nearby. Public transport is free throughout Luxembourg.

To help maintain a safe, respectful, and pleasant environment for all guests and neighbors, please take a moment to review and follow the house guidelines below:



1. ID Requirement: Please provide a government-issued ID for all guests above 18 during the online check-in process.



2. Check-In/Check-Out: Please adhere to the designated check-in and check-out times. To ensure a smooth experience, check-in is from 3 PM onward, and check-out is by 10 AM. Early check-in and late check-out are not available.



3. Guest Limit: Only those listed in your reservation are permitted on the premises of the property. No visitors or unregistered individuals should have access to the property.



4. Residential Use Only: The property is intended for private residential use by registered guests only. If your stay involves additional guests beyond your reservation, we cannot be responsible for privacy concerns.



5. Respect the Neighbours: Please be mindful of noise, especially during quiet hours (10:00 PM to 8:00 AM). Parties, events, illegal activities, and excessive noise are strictly prohibited. Loud music after 10 PM is not allowed.



6. No Smoking: Please use designated smoking areas. Smoking tobacco or any recreational drugs inside the building is strictly forbidden. A €500 penalty will apply for non-compliance.



7. Furniture and Structures: Refrain from moving furniture or setting up tents or other structures. A €300 cleaning fee will apply for any stains or any items that are taken or damaged.



8. Departure: When leaving, please turn off all lights and heating, place your key badge in the designated lockbox, clean the kitchen, and dispose of any leftover items to avoid a €200 cleaning fee.



9. Liability: Please note that we are not liable for issues managed by third-party entities.



10. Damages and Cleaning: Guests are responsible for any damages or additional cleaning incurred during their stay.



11. Support Liability: As a self-check-in property without a reception, we will not assume liability for check-in problems if guests are uncooperative with troubleshooting. In-person assistance is unavailable from 5 PM to 9 AM, including weekends and holidays.



12. On-Site Visits: We offer 24/7 remote support for any issues that may arise. On-site visits are subject to availability during weekday hours (9 AM to 5 PM) after internal decision. If a guest requests an on-site visit after remote troubleshooting and no issue is found, the guest will be liable for all associated costs.



13. Compliance: It’s essential to comply with all house guidelines. Failure to do so may result in the cancellation of your stay without a refund.
