The spacious living room flows seamlessly into the kitchen and dining area, creating the perfect space for both relaxation and entertainment. With plenty of natural light, the sun-drenched family room offers unparalleled access to a stunning private yard, complete with a heated (for additional fee) pool and spa. Cozy up by the fireplace and get lost in the pages of a good book.

There are three generously sized bedrooms, with the master suite serving as the ultimate retreat featuring a resort-like bathroom with soaking tub and step, shower. The master suite is equipped with a large and cozy California King Bed, and the guest bedrooms both feature King size beds. In addition to the ensuite master bathroom, there are 2 full ensuite bathrooms available for guests.

Our kitchen is complete with everything you need for both a comfortable and convenient stay. The kitchen features high-end appliances, with all the essential cookware, utensils, and dishes provided. Whether you are a culinary expert or just looking to whip up a quick breakfast, our kitchen has everything you need to make your stay as comfortable and enjoyable as possible.

HOUSE SPECIFIC RENTAL TERMS & POLICIES:
By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
-The maximum occupancy for the property may not be exceeded at any time.
-Host will require a photocopy of renter’s ID for verification before check-in and formal rental agreement signed (digitally)
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. While we expect the schedule days and times to be Wednesday mornings for Landscaping maintenance, and Thursday in the afternoon between 3-5pm for Pool/Hot Tub maintenance, that can change without notice to us. Also, the trash is taken care of by the gardeners - they take it out on Wednesday after work and they come back on Thursdays evening to put it back in. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a pet-friendly spot. If you are allergic or don`t like pets, this might not be a good fit!

PET POLICY:
-One adult dog up to 50lbs allowed. Cats are not allowed anytime.
-Dog must be house and potty trained and cannot be left alone or on furniture.
-Pet fee is required and non refundable
-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.
-Please do not let your dog go in the pool to avoid additional charges.
-If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation canceled immediately.

PET ETIQUETTE:
-Control their barking - if you have a loud dog, please never leave it in the home alone.
-Don’t let them treat everything like a fire hydrant (inside and outside the home).
-Play is fun, but silence is golden - be respectful of the neighbors.
-Keep them on leash while outside the home.
-Always pick up after your dog.
-Wash those paws and minimize bringing messes inside the home.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.


Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or
• A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the booking platform platform or invoiced separately as permitted by the booking platform policy.
