  • As you step inside, the main floor welcomes you with a spacious modern island kitchen, ideal for preparing meals while socializing with loved ones. The adjoining formal dining room has ample seating for at least ten guests, making it perfect for family gatherings or celebratory feasts. The kitchen island also serves as a casual spot for breakfast and snacks, bringing everyone together at any time of the day.

    The heart of the main floor is a double living room, cleverly divided by a two-sided fireplace. One side boasts cathedral windows that offer sweeping views of the surrounding hills, with plenty of cozy seating and a large-screen TV for entertainment. On the other side of the fireplace, a more intimate seating area invites you to relax in privacy while still enjoying those captivating views. The main floor also hosts a tucked-away bedroom for guests who prefer easy access to living spaces. Meanwhile, the primary bedroom offers a sanctuary of its own, featuring a 4-piece ensuite with a luxurious soaker tub, shower, and double sink for ultimate relaxation.

    Upstairs, Muskoka Hills features three spacious rooms: two bedrooms and a dedicated home office. One bedroom enjoys its own 3-piece ensuite, and the second bedroom has access to a shared ensuite with a shower and double sinks, ensuring comfort and privacy. The first floor also leads to a large screened deck area that offers sweeping views of the treed hills and valleys, furnished with comfortable seating for morning coffee, evening drinks, or simply soaking in the peaceful ambiance.

    • Fully equipped kitchen with dishwasher, washer, dryer, two fridges

    • 2 TVs (1-85’ Smart TV, 1-65’ Smart TV with channel reception through Bell). There is no DVD player. Streaming using your own accounts

    Things you need to know:

    • Arrival time is 4:00 pm and departure time is 11:00 am for all stays
    • The cottage smart TVs will allow you to sign into any of the streaming services you personally subscribe to such as Netflix, Amazon Prime, AppleTV, Disney+, etc. Please note, these services will require your personal login information and are not provided
    • As per local by-laws pets must be leashed and under control at all times.
    • The landscape around Muskoka Hills and within the Northern Lights Community is hilly, please use caution around drops.
    • This cottage has a valid STR license with the Township of Lake of Bays; Licence STR-2025-158 which allows for no more than 8 guests to be on the property at any given time during your stay. The Municipality requires rental guests sign a Rental Guest Code of Conduct. It will be sent to you upon booking for electronic signature.
    • DUE TO THIS STR PREMISES NOT ACCESSIBLE BY A YEARROUND MAINTAINED PUBLIC ROAD, EMERGENCY RESPONSE TIMES MAY BE DELAYED TO THIS LOCATION.

    Water Supply

    Cottage water comes from a well and passes through a water softener. Although it has been assessed as safe to drink, any water test is only as good as the day the sample was tested, so you may prefer to use bottled water for drinking, ice-making and teeth-cleaning; it is fine for cooking and bathing.

Great family getaway! Very nice open concept home with good separation between living spaces and bedrooms & bathrooms. Definitely looking forward to coming back in the future.

This was a nice little getaway for us! We enjoyed the open layout and the amount of amenities (sauna, hot tub, bbq, outside deck). We spent all our time here and it was very cozy and basically had everything you needed. The area around the cottage is pretty bare bones, not a lot of walking area, but not a huge concern. We just had a few hiccups when we arrived at check in, the cleaner was still there so we had to leave for an hour and come back. After that, the code for the door wasn't set properly so we had to reach out for them to set it again, but it was all resolved quickly. In the main floor master, we did hear a lot of scratching and squeaking noises in the walls, assuming it was some sort of rodent. It did create disturbances at night/early morning. That was the only major issue for us, and we informed the owners. It's too bad because the home was actually quite nice and enjoyable. Hopefully the rodent issue gets sorted out.
