This magnificent direct oceanfront 1 BDR condo is LUXURY at its finest! Our beautiful and spacious remodeled suite is complete with designer décor, kitchen, dining area, king size bed in the master suite, a new queen size sofa bed in the living room, flat screen TVs in both rooms, washer and dryer, and a private lanai with unobstructed panoramic views of the ocean! Your Maui home away from home doesn't get any better than this!

From your lanai, sweeping ocean views will create a picture perfect for any postcard. Molokai and Lanai loom on the horizon and from December through April, there’s no better place on the entire coast to see whales spouting and breaching offshore.

Royal Kahana is a five minute drive to world-class beaches including Kaanapali Beach, Napili Bay and Kapalua Bay. Honolua Bay is just a bit farther north and is a marine reserve that is a must see! There is an $18 a day parking fee paid to the front desk

Amenities include FREE WIFI, fitness center, a beautiful heated swimming pool, clean BBQ gas grills, and activities desk.
The property is conveniently located (walking distance) to shops, restaurants, and banking.

*Please Note: Due to oceanic and environmental issues, we can not predict the amount of beach front (or access to it) that will be available at the time of your stay. Sometimes there is a beach at Royal Kahana, and sometimes there isn't. This is an ocean front resort on a volcanic island.

The view from the balcony is amazing. Open the windows, enjoy the breeze, and listen to the ocean. The resort is laid back. The pool area is well maintained and never crowded. The staff are friendly and helpful. Walk across the street to Dollie's for pizza!

My only complaint was the pillows were horrendous for us. Too big with polyester fill. I recommend buying different thickness and fill choices for people to have a variety. These were 6 identical pillows. We had to sleep with the beach towells everyday. Everything else was great. Thank you.

Unit was as advertised and reflected in previous reviews. It was clean but dated, perfectly functional, and all kitchen appliances worked just fine. The views were AMAZING from the balcony. Yes, the beach is small but from your balcony you feel like you're ON the beach! The pool area was great. The unit was well equipped with kitchen items that met our needs and included a Brita water filter pitcher that was much appreciated as the Maui water is not that great. There is also an "industrial" water filter in the main lobby available to all guests. Parking was 18.85/day as advertised in the the unit description but it is only charged for overnight parking so if you have visitors during the day they can park for free no problem. We did have an issue with water leaking into the living room and kitchen area (a slow leak that saturated the carpet). We notified the building and property manager right away and they responded quickly. The source of the leak seemed a bit of mystery to the service technicians between leaking from a unit above and/or coming from the AC in the unit. It took the team about a week to finally get it completely stopped and so we had the living room carpet torn up with drying fans running 24/7 for the last two weeks of the stay. Epic Realty did provide us small refund for the inconvenience so that was appreciated. I believe the AC unit is scheduled to be replaced. I would stay in this unit again if the AC unit is replaced with an upgraded unit.

Incredible location right on the water!

We absolutley loved our stay. The view is amazing! Saw whales and turtles from the balcony and loved the ocean breeze and crashing of the waves! Would definitely come back again!

FIRST TIME

This was our first time in Maui. Condo was perfect along with the location. The amenities that were provided were extremely helpful. Check in was easy and staff was super friendly. Condo was very clean, bright and cozy. Parking fee seemed a little high. The condo felt like home. We did purchase a noodle for the pool and added to the condo supplies. We will definitely rent Royal Kahana 309 again. Thank you Thank you so much it was a wonderful vacation

First visit to Maui

The property is located within walking distance to a few shops, stores and restaurants. While there is no longer a beach here due to erosion we were able to access the beach at the property next door, not a big deal. The balcony was private unlike the bigger resorts. The staff was very friendly and eager to assist us. We would recommend staying here.

Beautiful View

The property was described very well on the VRBO property page. The kitchen had what we needed to cook. Appliances were in good condition. Living and dining areas were spacious. The bedroom was spacious and had sliding door to balcony. From the balcony we could view Molokia and watch the whales and surfers. The pool area was very nice and had a covered grilling area with 5 nice grills. The staff at Royal Kahana were very pleasant and helpful. The beach accessories included 2 chairs, beach towels, cooler and noodles. There was a washer and dryer in the unit. We enjoyed our stay at Royal Kahana very much. areas were spaciouswas spacious

Epic Realty was very difficult to reach. Office hours on answering machine 10-5 m-f but voice message system was 11-5 and office closed weekends. Did not receive check-in instructions till I asked via email/texts at least 2 times. No one answered the office phone when called. Units air conditioner was extremely loud and located in master bedroom. It didn't cool well. Was told could have looked at the next day. We were only staying for 3 days so no sense of urgency Unit was old and well used.

Good times at the Royal

Nice location, food and grocery walking distance. Swimmable beach is a 2 min walk. Place is on the older side but completely functional. Watched turtle’s from the balcony all day everyday.

Royal Kahana

Good facility for the money. Our only complaint was with the property manager. There was VERY LOUD construction work being done right outside our unit for more than one day. When we called to complain we were told that there was a statement on the VRBO site, telling us to expect construction work. Therefore they would not relocate us to another unit. We did not see a statement to that effect and our belief is that although the statement may be on the site now, it wasn't there three months before our trip, which was when we made the booking. Never did the property manager indicate that perhaps it was their failing. We were simply told we were at fault.

When in Maui…

The Royal Kahana is my go to when I’m in Maui. The location is perfect as it is close to beaches, shopping centers, restaurants, grocery stores with a local vibe. The room itself was well kept and clean. Although the building was going through construction noise did not seem to bother as most of the time I was outdoors at the beach in front of the island. Unfortunately I arrived to no hot water for 3 nights. I sent the host a message and she responded right away unaware of the problem with little that she can do. The staff in the condominium were pleasant but also had no info on when the repair would occur given that the part was ordered from the main. I had to keep reminding myself that it is an island which can have limited resources on parts needed for the repairs. Overall I still love this building and would stay here again.

Construction ruined this review

I absolutely would not recommend staying here while it's under construction. When I booked the listing didn't mention anything about it yet but from the hours of 10ish am-330ish pm it literally sounded like they were sanding the floor above us or jack hammering through the ceiling. We have a 1.5 year old who needed to nap and there were days during our stay that he wouldn't because it was so unbearably loud. I could barely have a conversation with my husband it was so loud. The location is very central and it's nice having a private Lanai to enjoy the view. The property was pretty empty so the pool only ever had a few other people there. The beach access is not at the property so if that's necessary to you, find somewhere else. You can see the water and technically walk over the sandbag barricades to put your feet in the sand but it is not a safe area for kids to play or just enjoy the beach because the water comes up so high. If we hadn't been there during construction I think my review would have been mostly positive but the construction really put a big damper on it. The only way I'd recommend this place right now is if you plan on never being in the room during the day. Mornings and evenings only, you would be fine because the construction was pretty consistently only for a few hours during the heart of the day (it just happened to be right at our kid's nap time).

Major construction was taking place on this building during our stay. In fact the construction had been going on for several months yet we were not notified ahead of time. The noise at times was unbearable with jackhammering of concrete right outside our entrance door. When confronted the property management company we used claimed they were unaware and blamed it on the owner for not notifying them. They acted like the victim. They did not offer us another location and suggested we find one on our own or accept a refund of $700. We spent over $7000 to stay there! Buyer beware!

Beautiful View

We loved our stay and wished we could have stayed longer. Beautiful views of the ocean from the patio and bedroom. We even spotted some whales while sitting outside on the patio. Condo is part of a beautiful building and in close proximity to beaches. Condo is well decorated, comfy, and clean. Highly recommend staying here for your vacation!

PROS: Good location. Nice view. Secure. People at the front desk nice and helpful. Quiet :) Close to stores and parks, some restaurants. Offers beach chairs, enough towels and beach towels, shampoo, conditioner, lotion. Some cleaning supplies. CONS: COCKROACHES, expensive parking, very old and outdated furniture and mattress, very poor quality of kitchen utensils (cooking spoons, etc) getting rusted. No rags to clean the stove. Other places welcome you with a well stocked kitchen with salt and pepper, olive oil, sugar and coffee, but this one, you'll have to buy all or your very expensive necessities for a few days and then throw them away :( The counters are plastic and old. Next time, I will look for a place that does not charge for parking. You definitely, need a car to go around, it is not like you'll be coming in a parachute and drop on top of the building. Thank you.
