The suite includes flexible sleeping arrangements:
★ 1 king-size bed
★1 twin sofa bed
★1 Murphy bed for flexible sleeping arrangements.
Listing access:
The Sunrise Suite is private and located above the garage, with:
★ Private entry
★ Separate parking // Free parking is right outside the unit // Additional cars, trailers, or watercraft can park in front of the main house.
★ Complete privacy (shared hallway, but no access to main home)
Guests have access to:
★ Their portion of the home.
★ The dock & dock swing // Fishing from the dock or bulkhead is allowed (bring your own gear) + Guests may bring kayaks or canoes and launch from the dock.
★ Hammocks under the oak trees
★ Concrete picnic tables
★ Back porch with grill
★Adirondack chairs overlooking the river
★ Washer & dryer in-suite, free to use (washer pods provided).
Important:
★ Please do not jump from the dock for safety reasons.
★ The pool, boat, and jet skis on the property are NOT available for guest use.

Listing Transit:
★Parking is free and is available right outside The Sunrise Suite for multiple cars. There is also room for your car with boat and trailer, if needed. No charge.
★If you don`t have your own car:
- Jacksonville International Airport is less than fifteen minutes away. Car rentals are available at the airport.
- Lyft and Uber are also available in our area.

The Sunrise Suite is a beautiful venue for small gatherings. Additional fees apply, and events must be booked alongside an overnight stay. Please note, we are primarily a vacation rental, not just an event space. Message us in advance with your date, time frame, guest count, and any details so we can provide a personalized quote and ensure all arrangements of an event on property are agreed upon.
★Swim at your own risk!
★ As mentioned before - the pool, boat, and jet skis on the property are not available for guest use.
★Active security cameras are located on the exterior of the house and dock. No cameras or monitors are inside.
★Keyless entry for easy access through the separate entry. And don`t worry - the property is well lit at night for your safety!
★As part of our hospitality, we will have water bottles and a container of snacks waiting for you. There is also a coffee maker and a Keurig, along with k-cups and tea bags to last you a few days of your stay.
★If your stay is due to a special event or celebration, let us know!
★If you are traveling with a larger group, check out another property we have that is close by- Airbnb.com/h/thesanctuaryjacksonville. If you book both properties during the same time frame, guests from both homes may visit The Sunrise Suite and enjoy quiet company together. (Must be pre-approved.)
★ We provide a starter supply of essentials to last approximately 4 days — just to help you settle in comfortably.
★ Please note: There are outdoor security cameras on the property for insurance and safety purposes. These are owner-operated and located only on the exterior.

We want this to be easy for you. After all, you`re on vacation!

⭐ Leave beds unmade.
⭐ Place other used linens in laundry room.
⭐ Wash the dishes.
⭐ Take all trash to garbage cans outside.
⭐ Empty refrigerator and freezer of all personally purchased contents.
⭐ Gather personal items
⭐ Use keypad to lock the door before leaving.

WHILE VISITING THE SUNRISE SUITE:
Enter and exit through the keyless door. Do not lock the bottom lock.
This home is for the sole use of guests under the reservation. No events or parties are allowed. Communicate with us if you have an idea that you want to run by us. Space is sometimes used as a venue, starting at $750.
Please be respectful of our neighbors. Keep the noise to a minimum outside after 10 PM.
No fireworks.
Fishing is allowed on the bulkhead and off of dock. Bring your own poles and fishing gear.
Laundry: washer/dryer unit and iron/ironing board, steamer, lint rollers, and hangers are in the master closet. Washer pods are in unit.
Cards, board games, puzzles, art activities, binoculars, drums, and more are available for your enjoyment.
Unit has brand new pool table, a foosball table, and a smart TV.
There are also outdoor activities available. Fort, swing on the dock, basketball, and more.
There is an outdoor grill.
NO smoking, vaping, or use of any drugs anywhere on the property. $250 fee.
No pets allowed.
Wake up with the sun at Sunrise Suite—whether from your window, the yard, or the dock, the colors just before sunrise are breathtaking. If you`re lucky, you might even spot dolphins or hear the gentle sounds of birds, water, and wind chimes welcoming the day.
