The Space:
This beautifully refurbished 7-bedroom Victorian Old Rectory is truly one of a kind. Built in 1868, it's set in a tranquil valley in North Devon with 360-degree south facing views over the Sterridge Valley and Haggington Hill. Sleeping up to 14 guests, the house features 4 king-size bedrooms, 1 double, and 2 twins. You'll also find several with dressing rooms, and a luxurious master with ensuite bathroom. With a total of 4 bathrooms and 3 WCs, you won't be queuing in the mornings!
Socialise in the elegant drawing room, enjoy movie nights in the cosy lounge with a smart TV, or sunny mornings in the light-filled conservatory. The basement games room, complete with pool table, table football, bar, and dance floor, is perfect for keeping the kids entertained. Whilst the well-equipped modern kitchen makes group catering a breeze.
Step outside to discover manicured gardens and a heated outdoor pool (from May to September), perfect for relaxing in the summer months. For active groups, take a swing on the Padel courts (see notes for usage hours). With private parking for 6 vehicles, this impressive property is ideal for large gatherings or special occasions in a peaceful countryside setting, while being just a short drive from North Devon’s coast.
Please be aware, the adjoining Coach House is accessed via the driveway at the back of the Rectory. This is also bookable if you would like complete privacy, and comes with a hot tub!

The Neighborhood:
The Old Rectory offers a peaceful base surrounded by dramatic coastline and rolling countryside. Situated in an area of outstanding natural beauty, Berrynarbor itself is a tranquil village with a cosy pub and a friendly community feel. It's ideal for those looking to unwind while still being close to Devon’s best sights and activities.
Combe Martin Beach and the wild, rocky shores of Broadsands Cove are nearby, perfect for swimming, kayaking, or simply soaking up the sea air. Just 10 minutes away, Ilfracombe offers a vibrant harbour, the famous Verity sculpture by Damien Hirst, and boat trips to Lundy Island. Exmoor National Park is also close by, with miles of moorland trails and wooded valleys for walking, cycling, and wildlife spotting. Wander the nearby South West Coast Path for breathtaking sea views or explore Watermouth Castle, a fun family attraction.
A little further afield, find world-class surfing in the UK's first World Surfing Reserve. You'll find a range of options to suit all levels, from Woolacombe to Putsborough, Croyde and the expansive Saunton Sands. Most beaches have surf hire and lessons available and you'll also find a wide selection of country pubs, cafes, shops and more!
Getting Around:
Due to the remote nature of North Devon, a vehicle is essential for getting around. Private parking on the driveway is available for 6 vehicles and there is free on-street parking nearby.
Other Things to Note:
Outdoor parties are strictly forbidden, including any day guests. The area is quiet and peaceful, and the local residents are particularly sensitive to noise. They will alert the property manager if this is not complied with.
As a one-time exception, we have extended the pool availability for 2025 to the end of October. However, there is an additional fee of £100/booking to cover the extra costs of heating it at this time of year. It is unavailable over the winter months as the pool maintenance company is closed.
The padel court usage hours are restricted to:
The Coach House - 10 am to 1 pm
The Old Rectory - 1 pm to 4 pm.
