Exciting News: Our Beautiful New Swimming Pool is Now Open!

Located on South Forest Beach Drive, this exclusive tri-level complex features three-bedroom, three-bath ocean-view condominiums. Each unit offers a spacious living-dining area, a fully equipped kitchen with a dishwasher, a family room, a laundry room, and a carport. Enjoy stunning views from your private balcony overlooking the courtyard, pool, and the Atlantic Ocean.

With only thirty condominiums sharing a beautifully landscaped courtyard and pool area that opens directly onto the beach, Hilton Head Beach Villas offers an intimate and memorable vacation experience. Each unit also includes a private patio with a barbecue grill, perfect for family gatherings and outdoor dining.

Weekly rentals are available Saturday to Saturday during the summer months, with a 3-night minimum stay required during the off-season.

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Easy renting through Vacation Rentals of Hilton Head. Knowledgeable about area. Very friendly at check in. This is a rental that has been loved for many years. Some upgrades in kitchen and upstairs. Lower level was not quite the same standard. Did not have an affect on our stay but if you are looking for extreme luxury this might not be your best choice. It was perfect for our family of 3 generations. This rental is tucked away and very private. Nice patio area where we could store all our beach paraphernalia and a hose to rinse everything off. Beautiful pool. Are planning a return visit to this complex. Kitchen was well appointed and having a washer and dryer is a definite plus. Trash container just outside front door in a fenced area so no walking with trash to a dumpster. Close to Publix and Harris Teeter.

We avoided using the fans because they had quite the build up of gunk as did the return vent in the living room. I still gave this location 4 stars because it was a great space and location for our family of 6 (4 adult children) and had everything we needed

Great Condo-just needs a "good clean"

I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Great location, safe area. Great for multiple families. Needs a good cleaning from owners or weekly cleaners need to be more mindful as they clean after each family.Air didn't work properly. Master bedroom was extremely hot the entire time-we had to use multiple fans all day to cool. Downstairs was so much cooler and comfortable than the main floor or upstairs bedrooms. Air filters were EXTREMELY dirty-had to clean the outside (black with dirt and grime) and looking in-not sure these have been changed in a LONG time. Our allergies and eyes were so itchy and irritated the entire time. If you have any type of allergy-be sure to ask them to change this prior to staying.Other than air and filters and needing a good cleaning-this is a solid place to stay!

Great HHI getaway

Very clean and well appointed condo that is close to the beach. Easily sleeps 6-8 adults but only three bedrooms are private.

Great location. Small things needed addressing. Somewhat outdated. Overall we had a good time.

The property and location are great. Close walk to many things. The overall townhouse was nice, plenty of room. Beds were old and not extremely clean when looking close. Ex water bottle found under sofa. Quick response from maintenance for a broken door, but not property manager about dirty bathroom rugs. We would rent in this location again, just maybe not this unit.

Last minute getaway

We absolutely loved our stay here! The location was fantastic! The short walk through the villa courtyard to the beach was beautiful & tranquil. The unit itself was very clean and we had almost everything we needed. I did notice a couple of things that could use repair like the lower level rack in the dishwasher, the sliding glass doors in one of the bedrooms, & one of the bedroom doors has trouble sticking. These are so minor though they really didn’t affect our stay. We had a wonderful time and would definitely stay there again!

Overall fine. Great location beach pool bike rental across street playground for kids close by. Some issues dishwasher kitchen patio screen door no lock on lower patio door leading to beach. Would still recommend. Easy to take bikes to very wide beach and ride.

Great Beach vacation, updates needed

Fully functional rental but desperately needs updated from the 90s. Futon bed on lower-level extremely uncomfortable and needs replaced also dishwasher needing update not getting dishes clean. This was a last-minute reservation due to last minute cancellation, we were unaware that we needed to check in at the real estate office. Rental agency was very attentive when we called with problems with the internet and TV, coffee pot stopped working (replacement was brought within 30 minutes) After associate checked on the cable it was found to be the owners problem and cable company could not come until the last day of our vacation. This became a problem as one of the guests had internet classes. Pictures on website made rooms appear larger than they actually were. The grounds at the condo and Facilities were outstanding, swimming pool, private walkway

Great Location

My family of six just got back from Hilton Head and stayed in this Villa. Overall, it was a positive experience and we would rent it again. However, the pictures and description made the Villa look a lot larger than it really is. Also, it is not as up to date as the pictures lead you to believe. The decor looks great in the pictures but in reality the unit needs modernizing. The TV in the basement and bedroom were the old style tube TV's. My kids brought their PlayStation and could not hook it up to the basement TV. The kids beds were creaky. Some of the light switches did not work and there were labels on them to tell you which ones worked and which ones didn't. There is virtually no view from the balcony. On the bright side, the washer and dryer worked great. All of the bathrooms had been remodeled and were very nice. The best part is the location. The complex is right on the beach and only a 5 minute walk to Coligny.

Except for vrbo a couple of years ago not our best villa experience. Had little or no privacy with curtain shades constantly falling down. Had to call housekeeping to clean floor. So dirty all our feet looked filthy. Office was good to respond in cleaning floors and unclogging shower but never got the lights fixed in the bedroom. Been coming here for over 25 years.. probably our last.

Needs some baking sheets & at least 2 wash clothes per person esp. w/small children. Money well spent making memories w/ the grands. Would like to have darker blinds/curtains in master & hope the building next door is finished in the next year. Vacation Time is very easy to work with and honest regarding questions about the property. Love the layout and location of the townhouse! We tried some new restaurants and enjoyed shopping at Coligny Plaza for gifts to take home. Enjoyed the squirrels and Carolina wrens in the yard/trees. Look forward to visiting again!

Great Family Getaway

Reviewer Comments: Our son and daughter-in-love arrived an hour before we did and they were allowed to secure keys and check in with only a phone call from me. The condo was actually better than expected. It was very clean and the linen provided was high quality and immaculate. We loved the secluded corner unit with shade and the grass covered lawn to walk on when we made our way to the beach. The lawn was a great place for kids to play and the complex was very family oriented. By 10:00 PM it was pretty quiet. The ocean view was minute, but could have been better with some trimming of shrubbery and trees. The only problem we encountered was the early morning noise from the construction next door. The beds were comfortable, the wifi was exceptional, den TV was upgraded to nice size flat screen, and gated area made for a better sense of security. The pool area was nice as well. This trip was a great return to an island we had not visited in over 20 years. We hope to return soon!

It Just Keeps Getting Better!

Overall, I recommend this vacation rental. Reviewer Comments: This is my fourth year staying in unit #12 at the Hilton Head Beach Villas, and it just keeps getting better. Added to the townhouse is a beautiful flat-screen TV in the living room. The view of the ocean has also improved with the association cutting back some of the shrubbery along the back fence. Trim the shrubbery a little more and the ocean view will be what it used to be. The unit is always clean and comfortable, and the office staffers are precious to work with. I’m already booked for my 2016 sabbaticals in Beach Villa #12.

Reviewer Comments: I have been visiting this wonderful island for over 20 years and have stayed at these villas many times as they have always been my favorite. Excellent location, very private, and spacious. I have always used Vacation Time to book these villas and have always been pleased, however this year was terrible! This villa was horrible. Kitchen was poorly furnished. No top for blender, not enough utensils or glasses for family. Blinds Blinds did not close. We were awakened every morning to construction at 6am next door. No view of the ocean. Keys did not open back doors and we were locked out one night. Staff was very annoyed when we called emergency number fir help. Hilton Head is beautiful. Still great location. Just dint stay in villa 12!
