Spacious upstairs 3 bedroom home with every amenity you could wish for.
The huge kitchen is beautifully crafted from recycled rimu, and is a pleasure to use.
The large open plan lounge area has a wonderful outlook through picture windows over magnificent trees and housing.
The dining room seats at least eight people around a beautiful antique kauri dining table. French doors open from the dining room onto the large private & quiet decking area. This area is fully fenced and surrounded by trees and gardens.
A large double bedroom has French doors opening onto the deck.
Another double bedroom, and a single bedroom enjoy the elevated views from large windows. The home enjoys all day sun.

Very spacious home for 4 nights. Such comfie beds and the best-equipped kitchen ever- all set for having family over, lots of outdoor space. Jan was such a welcoming and accommodayingg host.

Jan was very welcoming and excellent at communication. The house was lovely, clean and very thoughtfully equipped - it felt like a home away from home. The location was fantastic, including close to pathways along the river, ideal for running and cycling.

Jan’s house was perfect for our group of 5 adults.The kitchen was very well equiped, we were greeted with Milk, bread, butter in fridge and other essentials in the pantry.Proximity to the River Trail bike ride was excellent.Our bikes were safely stored overnight in Jan’s lock up garage.A short walk or drive to PAK’nSAVE supermarket.Everything was absolutely excellent.

Home away from home.

This home is incredible for a short or long stay, our trip was very last minute and Jan was so helpful and accommodating towards our group. The heater was left on for us upon arrival, fresh bread and milk with a slab of REAL butter in the fridge, what more could 1 ask for. The whole upstairs area gets drenched in sunlight right through the day so relaxing inside or out is that much more enjoyable.Less than 5mins to anywhere. Will definitely love to stay here again.

Great and lovely place

Stayed at the property with my family for my graduation and loved our stay there as it was a beautiful house inside and out! The host Jan was very accommodating and nice and we really appreciate that. Would choose to stay here again if my family is visiting again coming to Hamilton again.

Well appointed with an amazing host

Family stayed while I was in the very near by Southern cross hospital. The home is beautiful, so well appointed, with a beautiful outside deck area and a beautiful garden out the front. Jan is super lovely and made sure we had everything we needed.

Beautifully decorated with every need thought of

Jan has done an amazing job decorating and appointing the space. The kitchen had everything you’d think of needing and more. (Pasta maker and pasta drying rack?!) She even contacted us ahead to find out our favorite bread and provided some basics and treats for the fridge and pantry. The space is full of light. The patio is wonderful. It’s a 15 minute walk to every manner of restaurant on Victoria St when you want to eat out. We would have loved to move in and call it home. Definitely recommend! Centrally located (45 -90 minutes) to Hobbiton, Rotorua and Glow Worm & other caves.

Beautiful home

This place is just lovely with beautiful big windows catching a view of the trees to a fully usable kitchen and three bedrooms, we absolutely loved staying here. Jan is just a delightful hostess and this place has character and charm. Thank you Jan for sharing your lovely home with us.
