Les Epiceas is one of five gîtes on the Les Patis estate that spans eight acres of private gardens. It is a one bedroom stone gîte with an attractive patio area that overlooks the garden and the swimming pool; perfect for early morning breakfast and/or coffee. The bedroom has a double bed with an en-suite bathroom with a shower. The lounge has a sofa bed that can accommodate two small children or one adult; screens are provided for separation and privacy. There is an open plan lounge, kitchen and dining area which includes a flat screen television with UK Freeview TV. The gîte is ideal for a couple, a family with two small children or for an extended family also staying at Les Patis.

Activities at Les Patis include a large and heated communal swimming pool, ( heated 25th May - 14th Sept), with an outdoor hot tub for adults, a tennis court with a basketball ring, table-tennis and bicycles to explore the local area. Fishing on our own private lake will yield large and healthy carp, tench and roach; no license is required. Guests can also take a stroll within the grounds taking in the natural beauty or enjoy a leisurely picnic by the River Vie that borders Les Patis.

The pretty town of Vimoutiers is less than one mile away that has an array of shops and restaurants including a small supermarket. Twice a week the town holds a traditional market were you can sample the delicious local produce. The small village of Camembert, the birthplace of the famous Camembert cheese, is just two miles away and the Graindorge cheese dairy at Livarot is less than six miles. Vimoutiers also boasts to having one of the last remaining Tiger I tanks in France from WWII and the Mont-Ormel memorial, dedicated to the servicemen who gave their lives during the Battle of Falaise, is just a 10-minute drive. Only 30-minutes from Les Patis is the birthplace of William the Conqueror at the Chateau de Falaise and the French National Stud at Haras national du Pin.

Further a-field, the Normandy Beaches of the historical D-Day landings, including other WWII sites, are an easy drive from here. Bayeux with its magnificent hand worked tapestry, majestic Cathedral and many restaurants, is less than one hour away and the charming fishing port of Honfleur, surrounded by first class seafood restaurants, is also very close.

Yet there is plenty to do without even leaving the grounds of Les Patis; the choice is yours. Come and enjoy, relax and unwind in the lovely garden of France.

Super logement authentique

Super logement authentique en pleine nature nous avons adoré. Nous avons profité des différentes activités proposées ( piscine,spa,tennis, promenade en barque,ping pong ....)rien a dire tout juste super. Le cadre, le logement étais magnifique seul bémol la barrière de la langue mais on arrive à communiquer ce sont des gens très sympathiques. Bonne adresse je renouvellerai l'expérience c'est certain.

Lovely getaway

Beautiful property and grounds with lots of sunny spots and shady spots. The pool was beautiful too. We did a couple of day trips out but mostly just chilled out and made use of the pool and table tennis. There was also a tennis court with basket ball hoop but we didn’t use it. Good local supermarkets and we tried the local pizzeria and bakeries - all excellent.

Fantastic Stay

Property is lovely, Tony and Pat are great hosts. Pool is a great spot to chill. Cooking facilities were good for self catering. Vimoutiers is close by, can walk in about 30 mins. No complaints, will be coming to stay again.

Gite op groot landgoed

Gite dichtbij Vimoutiers een dorpje met de nodige voorzieningen zoals bakkers, supermarkt en horeca. De omgeving is heuvelachtig en een auto is noodzakelijk. Het landgoed wordt goed onderhouden. Wifi is een oke en de bedden zijn goed. We misten een koffiezetapparaat.

Korte (fiets)vakantie in Normandie

De Pittoreske vakantiewoning ligt in een zeer fraai aangeled park. De woning was oorspronkelijk een appelopslag voor de cider die een paar eeuwen later getransformeerd is naar een ruime vakantiewoning. Het was schoon en van alle gemakken voorzien. de eigenaar en eigenares waren zeer vriendelijk en uiterst behulpzaam. Hoewel het weer niet heel erg meezat hebben wij erg van ons verblijf genoten. Toch een puntje van kritiek. Het bed is voor 2 volwassenen echt aan de smalle kant. (140) Veder niets dan Lof.

Tolles Anwesen mit vielen Möglichkeiten

Die Beschreibung stimmt 1:1 mit der Wirklichkeit überein. Alte, tiptop gepflegte Gemäuer, in denen wenige Urlauber untergebracht sind, sodass man seine Ruhe findet. Der Pool ist ein Highlight und es gibt auch andere Angebote zur Aktivität vor Ort. Der Vermieter ist stets hilfsbereit und steht mit Rat und Tat zur Seite. Einzig, dass es in der direkten Umgebung keine weiteren Anlaufpunkte gibt (abgesehen vom Dorf Camembert), ist ein kleiner, aber erträglicher Wermutstropfen.

Magnifique domaine campagne

De jolies maisons de campagne, douillettes et agréables à vivre, dans un superbe domaine arboré, très bien entretenu avec piscine, tennis, ping-pong, panier de basket, étang de pêche, rivière. Vimoutiers à 5 minutes avec tous les commerces. Activités ou repos à l'ombre des arbres...tout y est pour un très agréable séjour.

Famille Gautheron 1 adulte et 3 enfants: (13, 9 et 6 ans) séjour d'une semaine.

La propriété de Pat et Tony Kirby est charmante, calme, et très bien entretenue. Le cottage "les épicéas" est confortable et fonctionnel. Les prestations et équipements sont en tous points conformes aux descriptions. Nous remercions encore Tony de nous avoir accueilli malgré une arrivée tardive. Nous avons passé un un très agréable séjour aux Patis et nous y reviendrons avec plaisir si l'occasion se présente.

A slice of heaven...

Well what can I say our stay was simply lovely. The photos do not capture the magical element of Les Patis. The properties charm was delightful. Tony and Pat are both great hosts and could not do enough for our family to make sure our stay was special. Tony even set up a DVD and TV in the communal room by the pool, for all the children staying in the Gites. Our children loved making friend's and now have pen pals in Hamburg, Dublin, and Wigan. The other friendly families made it just a fab place to be for our holiday. The Gite was comfortable and clean. We very much enjoyed the local area the history and good fairs, local markets. The locals in Vermoutiers were friendly and encouraged our children to try their french. All in all a peaceful 2 week's and lovely memories for our family. Thank you Tony and we will see you both again soon.

Lovely spot shame about the weather

The property, facilities and surroundings were lovely. Plenty to do in the area which was as well, as the weather was awful, meaning we couldn't take advantage of the facilities on offer. The property itself was charming and very comfortable / well equipped

Absolutely stunning

Just back after an amazing time staying in the quite stunning surroundings of Tony and Pats grounds. The accommodation was lovely and both the pool and hot tub well used by my 7 and 8 year old kids. Tony is very attentive without being intrusive and is very respectful of the fact it's your property for the duration of your holiday whilst at the same time being on hand should you need to know anything! This is a must visit place with decent surroundings however if your anything like us you will enjoy sitting by the pool just relaxing. Only small complaint I had was it was a little dark down at the pool late on however this was hardly an issue. Great value and a perfect getaway spot.

been to france on holliday for the last 6 years and this was the best. Hosts were brilliant the pool tennis court table tennis kept us all entertained .The grounds have fantastic scenery .would highly recommend.
