Guests will have full, private access to the entire home and property. This includes all indoor living spaces, outdoor areas, and parking. There are no shared spaces.

While you are welcome to enjoy your stay, this is not a party house.
Quiet hours: 9:00 PM – 9:00 AM. Please keep noise levels reasonable at all times.
No unauthorized gatherings: A maximum of 12 guests are allowed on the property at any time unless prior approval is granted by the host.
Guest & Age Requirements:
The primary renter must be at least 25 years old and must disclose all guest information, including the total number of guests staying on the property.
Pets & Smoking:
No pets are allowed unless explicitly approved by the host.
No smoking of any kind is permitted inside the home or on the property.
No candles or open flames inside the home.
Fireworks & Hazardous Materials:
Fireworks are strictly prohibited on the property at all times.
Winter Conditions & Snow Removal:
Guest Responsibility- Renters are responsible for shoveling and sanding the walkway and stairs from the house to the driveway. A shovel and sand are provided.
Driveway Plowing - The driveway will be plowed within 24 hours of a snowfall if accumulation exceeds 6 inches.
Septic System & Plumbing:
Toilet use- Only septic-safe toilet paper (provided) may be flushed.
Do NOT flush: Feminine products, wipes, paper towels, or any other materials. Guests may be charged for damages if improper disposal results in plumbing issues.
Check-in & Check-out:
Check-in: 4:00 PM
Check-out: 10:00 AM (Strict unless prior approval is granted.)
Damages & Additional Charges:
If any damage is found to the home, furnishings, or property, guests may be charged for repairs or replacements.
Violation of House Rules:
If a guest is found in violation of these rules, they may be asked to leave immediately without a refund.
If noise complaints are received, or law enforcement is called due to a disturbance, all guests will be evicted without a refund.
Liability Waiver & Assumption of Risk:
By booking this property, you (the “Guest”) acknowledge and agree to the following terms and conditions:
Assumption of Risk: The Guest and all occupants acknowledge that their stay at this property is entirely voluntary. The Owner is not responsible for any accidents, injuries, illness, or death that may occur during the Guest’s stay, whether inside the property, on the premises, or during the use of any amenities, including but not limited to stairs, balconies, pools, hot tubs, fitness equipment, and outdoor spaces.
Liability Waiver: The Guest assumes all responsibility for any loss, damage, or injury, including medical expenses and other costs that may arise. The Owner is not liable for any lost, stolen, or damaged personal belongings.
Indemnification: The Guest agrees to indemnify and hold harmless the Owner from any claims, lawsuits, or demands arising from their stay, including those related to injuries, damages, and disputes with third parties.
Use of Amenities & Common Areas: Any amenities provided are used at the Guest’s own risk. The Owner is not liable for injuries sustained while using the property’s facilities, including but not limited to pools, hot tubs, fireplaces, balconies, kitchen appliances, and outdoor areas.
Security & Safety: The Guest is responsible for their own safety and securing the property during their stay. The Owner is not responsible for any criminal activity, theft, or unauthorized entry.
House Rules Compliance: The Guest agrees to abide by all house rules provided in the listing and acknowledges that failure to do so may result in eviction without refund.
Force Majeure: The Owner is not responsible for interruptions to services, including power outages, water shortages, internet issues, or weather-related disturbances that may affect the stay.
Legal Agreement: By completing the booking, the Guest acknowledges that they have read, understood, and agreed to these terms. This agreement releases the Owner from all liability to the fullest extent permitted by law.
