⚠️ Due to unfenced ponds, hot tub & uneven grounds, property is unsuitable for unsupervised kids, pets, persons with mobility issues or impaired judgment ⚠️

STRICT PROPERTY RULES
Kids under 15 must be with a responsible adult at ALL times; max 2 kids per adult. ZERO TOLERANCE: Unsupervised kids are a safety risk & potential cause for Host emergent entry and cancellation of stay without refund. Kids must be with an adult AT ALL TIMES, EVEN AT NIGHT and MAY NOT BE LEFT ALONE ON PROPERTY.

✦ PARTIAL HOME RENTAL. Guests have use of backyard & 2 separate buildings. GUEST AREAS are private/not shared. Master Suite shares 1 wall with hosts main home.
✦ QUIET HOURS: 10P–8A. Typical dog/car noises; busy street behind property masked well by ponds. Privacy fence all around.
✦ Hosts may enter without notice for emergencies, imminent danger, illegal activity, unsupervised kids, belligerence, or attempted physical entry into ponds, main home or off-limit areas.
✦ MAX STAY: 6 Nights unless approved
✦ MAXIMUM: 5 Guests
✦ LATE CHECKOUT: $50 first hour; $100 each additional hour. Guests are required to leave within 15 minutes of checkout time.
✦ ONLY REGISTERED GUESTS ALLOWED ON PROPERTY
✦ BOOKING GUEST MUST register ALL guests & ages BEFORE Property Entry. Minimum $35/person/night for anyone on property, regardless of stay length. Major rule violations, gross negligence, imminent danger or illegal activity may result in Host entry and cancellation without refund
✦ NO ILLEGAL DRUGS, ILLEGAL ACTIVITY OR FIREWORKS on/near property
✦ NO SMOKING/VAPING INSIDE OR BY PONDS OR IN HOT TUB.
✦ EVENT & ALCOHOL RULES
• NO unauthorized events, guests or visitors. Host approval requires & all fees paid BEFORE ANY PERSON ENTERS PROPERTY.
• Underage drinking STRICTLY prohibited; Host may verify ID/legal age
• NO alcohol/open containers indoors or near water
• NO glass outside kitchen area
• NO excessive drinking
• NO rowdy, reckless or belligerent behavior
✦ HOT TUB use requires advance approval & payment. Area OFF-LIMITS otherwise; unauthorized entry/use may result in cancellation without refund
✦ RESPECT NEIGHBORS: Do not enter/loiter near property, do Not park in front of neighbors homes, stop/load in mid-street, or aim headlights at homes
✦ DELIVERIES: Meet drivers outside/on time; avoid front-door delivery, wait by yard gate until driver arrives
✦ PONDS are treated and have circulating water preventing mosquito-breeding. Mosquitoes occur naturally.
✦ EXTERIOR CAMERAS operate 24/7 for security & compliance; no interior spaces are monitored.
✦ Photo record of all items & property.

By booking or entering the property, guests acknowledge and accept property-related risks and assume responsibility for themselves and their party, including children and pets. Booking constitutes acceptance of the Liability Waiver, House Rules, and Short-Term Vacation Rental Agreement, available for review before booking. Refusal to accept or violation of these terms may result in termination of the stay without refund per applicable law and platform policies.
