Rockview House provides a peaceful retreat with modern amenities, combining rural charm with contemporary convenience.

The Space:
This captivating retreat boasts modern amenities, including a Smart TV in all bedrooms, an addition of a DVD Player in the living room, and high-speed WiFi throughout the property, ensuring entertainment and connectivity for all guests. Spread out between 3 bedrooms with 6 beds, 2 bedrooms each with 1 king bed, and the third bedroom having 2 bunk beds that are twin over full size. With . Take advantage of the convenience of a washer and dryer during your stay, allowing you to pack light and stay fresh. For outdoor enthusiasts, play cornhole while cooking on our gas grill or fire pit. Make sure to reserve a pass prior to your trip on the Park's website! Park passes are reserved quickly and it is worth seeing up close!

Important: To ensure a smooth check-in experience, you'll be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions. Thank you!

House Rules:
- Occupancy [ 10 ]
- The primary guest must be at least 21 years old and present for the entire reservation.
- No smoking on the premises inside or outside.
- Pets are not allowed.
- Parties are not allowed at this vacation rental.
- There are a couple of exterior security cameras on the premises.
- Guests are not allowed to wander around the ranch and must stay within the yard boundaries of their dwelling as there are hunters, other properties, snakes, and rough terrain.
- Guests will have access to a fire pit. Remember to monitor the flames and adjust as necessary
- Fireworks are not allowed.
- If any furniture is moved, please place it back in the original space where it was found.
- Use of firearms and/or weaponry onsite is prohibited.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.

HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

This property is on well water and with the extreme heat and current drought, the water pressure is low. Please be mindful of your water use and help us make efforts to conserve. It is best to shower one at a time as the water may not be able to sustain multiple locations all at once.

Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.

Wedding fun

Our son got married in Fredricksburg, so we need a cozy place to serve the family meals and just relax. It was a beautiful property with everything we needed.Blessed!
