This property is located in Tropical Florida near water and surrounded by natural vegetation. Due to the tropical climate, it is normal to occasionally see insects common to the area, including Florida bugs, palmetto roaches, and small pests. While the home is professionally cleaned and maintained, encounters with these insects can happen. If you are highly sensitive or uncomfortable with this natural aspect of Florida living, this property may not be the right fit for you.

📌 Motion Notice: This houseboat is docked on the sound, which means it can rock gently back and forth. During bad weather or heavy rain, the movement can be more noticeable, causing the boat to sway side to side. This may not be suitable for guests prone to motion sickness or discomfort with movement.

📌 Mobility Notice: While we provide a ramp from the dock to access the houseboat, stepping on and off the boat may require a longer-than-usual step. The houseboat’s natural motion may also make this more challenging at times. Guests with hip, knee, or other mobility issues should take this into careful consideration.

📌 Use handrails with caution, especially when boarding.

📌 Think of this as a glamping experience, not a luxury hotel stay. Embrace the adventure and you`ll love it!

📌 If you are sensitive to the scent of sea water, this may not be the best fit for you.

📌 Hot water is limited — showers are simple and functional, but not luxurious.

👉🏻 The primary guest is also responsible for the actions of all other guests on the property, including any charges accrued.
👉🏻 Renters agree to cover any charges related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their stay.
👉🏻 Renters may be required to provide a government ID on check-in day or during their stay.
👉🏻 No unregistered guests are allowed in the unit or on the property without host permission.
👉🏻 No parties or events are permitted, and illegal activity is prohibited. Excessive noise will not be tolerated. Please be respectful of the neighbors.
👉🏻 No loud music. Please note there is a noise detection system (MINUT) installed on this property. Tampering with or removing this piece of equipment will result in a $200 fee and immediate removal from the unit.
👉🏻 No smoking of any kind (tobacco or cannabis) is allowed in the home, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $500 penalty.
👉🏻 No tents or other structures may be set up on the ground of the property.
👉🏻 Please avoid moving furniture.
👉🏻 A $50 charge will apply for any lost keys.
