Grab coffee on the walk back from campus, kayak or tube Clear Creek on a summer afternoon, or catch the sunset over the foothills from the private deck — where you can see the "M" on Mines from your morning coffee.

This is the upper level of a well-insulated 1930s brick duplex, with your own private entrance (the blue front door), your own fenced backyard, and your own covered deck. You won't see or share space with the downstairs neighbors.

The upstairs is a single-level ranch floor plan — no stairs once you're up. A fully renovated mountain-modern kitchen opens to a great room with a dining table for 8, a cozy gas fireplace, and a sofa bed. A second sofa bed in the front parlor brings the sleeping capacity to 8 across:

One full bathroom serves the space. Kitchen is stocked with cookware, spices, and basics (you bring the groceries).
