Maia Studio in Old Town is a characterful 35 sqm studio on the ground floor of a historic mansard building on Strada Bisericii Sfantul Nicolae in Brasov's Old Town — one of the most sought-after streets in the medieval centre, steps from Council Square, the Black Church and the city's best restaurants. The studio combines a warm, distinctive aesthetic — bold yellow kitchen, ethnic-print rugs, landscape artwork and red curtains — with everything needed for a comfortable and practical stay for up to 3 guests.

Sleeping
A separate sleeping area with a queen-size bed, white hotel-quality linens, rolled towels on arrival and blackout curtains. A wooden valet stand is available for hanging clothes. The red sofa in the living area converts to a bed for a third guest — bedding stored in the apartment.

Living and Dining
Open-plan living area with a red sofa bed, coffee table, Smart TV with cable TV and blackout curtains. The kitchen bar counter with 3 wooden stools serves as the main dining area — a practical layout for the studio footprint. Zen-themed artwork and city landscape prints throughout.

Kitchen
Well-equipped kitchen with bold yellow cabinetry: 2-ring induction hob, microwave, Dolce Gusto coffee machine with capsules provided, electric kettle, toaster and mini fridge-freezer. Cookware, glassware and utensils provided. Coffee, tea and sugar on arrival.

Bathroom
Private bathroom with shower and curtain, WC, vanity unit with basin, mirror and heated towel rail. Hairdryer provided. Artisan toiletries — shower gel, shampoo and solid soap — included on arrival.

Heating and Comfort
Individual apartment boiler with mobile thermostat for efficient heating. Blackout curtains in both the bedroom and living area. No air conditioning — Brasov's altitude keeps summer temperatures naturally comfortable. Washing machine, iron with ironing board and clothes drying rack available.

Connectivity
Smart TV with cable TV. 500 Mbps fibre WiFi — router on the shelf below the television. No air conditioning.

Access and Parking
Self check-in via lockbox on the exterior wall to the left of the apartment entrance. No parking — paid public parking available in surrounding streets. Brasov Old Town is highly walkable and most attractions are on foot.

• In case you use the kitchen for cooking, please wash all the utensils used before checking-out.
• Please treat our home with love and respect. We love to share it with the world, but we ask you to keep in mind that we've thoughtfully renovated and furnished the home, and everything inside and outside has a meaning to us. If something happens, please let us know ASAP.
• Please pay attention with your bags, in order not to leave scratches on the walls or on the floor.
• The bedding and other supplies are for convenience and use of our guests. They belong to and must remain on the premises. Any damage or blood stain to the bedding, furniture or other essentials will be charged
• Smoking: Being a family home, we also have a no smoking policy in the apartment or elsewhere inside the apartment building (although you are welcome to smoke on the balconies).
• We ask that you kindly respect our maximum occupancy requirement.
• To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C when it's not in use or leaving the house.
• Entertaining: We are perfectly happy having people pop by to pick up our guests, but we would prefer that you not use our home to entertain them. We'd be happy to help you find other places to spend time with your family and friends.
• Protecting the furniture: Please place coasters under bottles and glasses; Please clean up any spills immediately and do not sit on the furniture in wet clothing
• The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the sanitary bin we’ve provided in the bathroom.

• Child Safety: To avoid injury, please supervise small children at all times while inside the property.
• Smoking Policy: Smoking is strictly prohibited inside the apartment. You are welcome to use the balcony for smoking. Please note that smoking inside the property will result in a 500 lei penalty fee.
• Pets: Pets are not allowed on the premises.
• Parties and Events: No parties or organized events are allowed.
• Quiet Hours and Schedule: Please respect the designated quiet hours (22:00–08:00 and 12:00–14:00). Standard check-in is from 16:00 to 21:00, and check-out is between 09:00 and 11:00.
• Early/Late Access: An additional fee will apply for requests regarding early check-in or late check-out.
• Long-Term Stays: For stays exceeding 10 nights, a mandatory mid-stay cleaning will be scheduled (following additional payment). This includes a change of bed linens, towels, and toiletries, as well as vacuuming and mopping of the floors and kitchen.
• Invoicing: If you require a fiscal invoice for your stay, we can provide one upon request.
• Damages: Any damage to the property or loss of belongings is the responsibility of the guest and will be billed accordingly.
• Legal Requirement: Completing the accommodation form is mandatory in accordance with Romanian Law (GD 237/2001, republished in 2008, Article 2, paragraph 5). Please ensure you complete the check-in form sent to you via the platform messages.V
