Located in a quiet neighborhood within the Barton Hills community as the name implies, this sparkling 4-bedroom home puts you within close distance to well-known Austin establishments such as Barton Springs and Zilker Park, and within a short drive to a variety of delicious local restaurants like Terry Black’s Barbeque. Popular South Lamar, a 5-minute drive away, is filled with restaurants, cafes, art galleries, and entertainment, making it one of Austin’s busiest neighborhoods. When you’re not out and about exploring, you’ll love hanging out on the home’s upper balcony, the perfect spot for enjoying afternoon cocktails in the sun or a tabletop bonfire under the twinkling lights and expansive night sky.

The home’s spacious interior is fit for a crowd, where everyone will find their own private corner to spread out in while communal spaces bring everyone back together for connection and entertainment. Curl up on plush living room sofa seating while you stream that new movie you’ve been saving on the mounted smart TV. Should you need to catch up on emails while away, the dedicated workspace will keep you connected to the task as well as the outdoors via the large picture window. Speaking of the outdoors, the fenced-in back yard can host games of catch and al fresco dining alike, the screened-in gazebo containing a dining table with dual ceiling fans keeping you cool even during the warmest Texas months.

This home comfortably sleeps 10 guests between 4 private bedrooms.

Bedroom #1 includes 2 twin size beds.

Bedroom #2 includes a queen size bed.

Bedroom #3 includes a king size bed, smart TV, and ensuite bathroom with a dual vanity, jetted tub, and walk-in shower.

Bedroom #4 includes 2 full size Murphy beds.

The home also includes 2 additional full guest bathrooms, the first with a single vanity and shower/tub combo and the second with a single vanity and glass walk-in shower.

THINGS TO NOTE:
• Washer and dryer in home.
• Driveway parking available for 4 vehicles with overflow parking on the street as needed.
• Please note that the beer taps are not available for guest use.

The property is located in a quiet neighborhood in Southwest Austin, minutes from surrounding restaurants, cafes, and landmarks. The area is diverse and holds the authenticity that Austin is so proud of. You’ll be within easy reach of Austin’s popular attractions like the Texas State Capitol, Congress Bridge Bats, and the Greetings from Austin Mural. Zilker Park, which houses the famous Barton Springs Pool, offers access to paddle board and kayak rentals, and central Lady Bird Lake and nature trails boast a two-mile loop perfect for exercise or a relaxing stroll. Be sure to visit the live music bars and clubs on 6th street, a part of Downtown Austin that earned the city the nickname of “Live Music Capitol of the World.”

HOUSE RULES:
• Must be 21+ to book.
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Early check-in requests within 24 hours of arrival.
• Late check-out requests by 10 AM the day before departure.
• Early check-in and late check-out may incur a fee up to $100.
• Follow city occupancy rules; children under 2 not counted.
• Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
• Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
• Parking: Follow local parking rules. Fines for violations.
• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
• Maintenance: Report issues promptly. No refunds for mechanical failures.
• Payments & Deposits: Major credit card required. Security deposit may be used for damages.
• Lost & Found: $25 minimum shipping cost for lost items.
• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.

Awesome Home

This beautiful home was in a great location in Austin. It has 2 different levels over the garage. We enjoyed the patio on the top deck. The house looks into a wooded section across the street. So peaceful there. The kitchen is enormous. We found a churros restaurant right down the street. Traders Joe is also close by. We will stay there aain on our next trip up.
