This penthouse is located in a waterfront marina building that also includes another separate rental unit on the lower floors. This listing is for the top-floor 1-bedroom, 1-bath penthouse apartment, offering elevated privacy and beautiful marina views.

Step out onto your private balcony and take in peaceful waterfront scenery overlooking Atlantic City’s marina. The open-concept layout connects the living room, dining area, and kitchen, creating a bright and comfortable space designed for relaxing stays.

The living area includes a sofa bed, TV, and indoor fireplace, making it perfect for cozy evenings in. The dining table seats four, with additional seating at the kitchen counter. The kitchen is fully equipped for preparing meals, and a washer and dryer are conveniently located inside the unit.

The bedroom features a queen-size bed, and the full bathroom is located just off the main living area for easy access. The second bed is a fold down futon/sofa in the livingroom space.

Boat Slips: All additional are privately rented. Please be respectful of neighboring boats and their occupants at all times.

Guests have private, exclusive access to the 1-bedroom, 1-bathroom apartment they booked.

The building includes shared common areas, such as entrances, foyers, Building stairway, the back deck, and marina docks. You may encounter other residents or guests while using these spaces, and we kindly ask that everyone be respectful and courteous.

ACCESS & ENTRY:
-Guests will have access the entire home except the garages.
-There are stairs to enter the home and to the second floor.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

PARKING:
Street parking only. Parking is typically easy and conveniently located directly across the street on Maryland Ave. Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.

MARINA AND BOAT SLIPS:
Please note that boat slips along the dock are privately rented, and all boats are private property and not accessible to guests.

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.
-Proximity to the bay may lead to coastal flooding; street may become inaccessible. We will provide guidance and recommend parking if needed.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY & EXPECTATIONS:
At "Cozy Cohost", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:
-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.
-We do not supply Beach Towels. Guest must provide their own.

RESERVATION/CANCELLATION NOTES:
-If your dates are booked, please ask about our other listings.
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays

MARINA & BUILDING GUIDELINES:
Boat slips are reserved for slip owners only.
Please be respectful in shared spaces, including docks and entryways. All slips are privately rented. Please be respectful of neighboring boats and their occupants at all times.
Quiet hours are from 10 PM to 7 AM
