Cozy, cute, 1 bedroom apartment that is steps from the front of the Ocean Resort Casino, beach and boardwalk. Located in the Uptown Inlet area of Atlantic City with an amazing view of the Absecon Lighthouse. The unit is perfect for a nice getaway with friends or a couples retreat.

3rd floor, industrial style one bedroom apartment a few blocks from the beach. The apartment is best suited for 2 people or a group of 4.

KITCHEN:
-The kitchen has a refrigerator, appliances to cook, basic cooking ware, small table and coffee machine.
-Windows in the living room and kitchen have a slight view of the ocean and beach.

LIVING ROOM:
-The living room is furnished with a loveseat and pull out sofa to sleep more people.
-There is a smart TV (There is no cable for the TVs just streaming apps) for your viewing pleasure.
-There is a bar top attached to the wall with a giant wall scrabble board to entertain your group, along with other games.

BEDROOM:
-The bedroom has a queen size bed and 1 fold down futon sofa, as well as a queen size large air mattress.
-Smart TV

BATHROOM:
-The bathroom has a stand-up shower.

AMENITIES:
-The unit has many amenities such as comfortable linens, towels, WiFi, full kitchen with all working appliances, Iron, shower products, and other small things that will help your stay be more comfortable.

DECK:
-The deck of the building has a great view of the Absecon lighthouse, beach, and casino strip.

HVAC:
-The building is an older building, so the temperature is regulated and preset for the whole building.
-There is no separate temperature control in the apartment.
-The unit has two air conditioner window units, one in the bedroom window and one in the living room window.
-It can sometimes get very warm, so that is why we leave the air conditioner units for guests to use.

LARGER GROUPS:
-There is a luxury unit above this one.
-If available, it can be booked along with this unit for extra space.

ACCESS & ENTRY:
-Guests will have access to the entire 1 bedroom apartment.
-Guests will enter in and out of the apartment through the back entrance on the 3rd floor, unit 3.
-The unit does have a door in the living room that exits to the front of the building.
-To get to this Apartment you have to walk up two flights of stairs. Staircase is well lit.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is no designated parking for this property.
-There are a few surrounding lots and on street parking available in the front of the building.
-More information on parking will be provided with your check-in message.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for guest's vehicles.

MAIL:
-We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

HONESTY and EXPECTATIONS:
At "Cozy Apartment", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.

One bath towel per guest is provided. Request extras before check-in.

Violations may result in: Denied entry or immediate removal without refund
