Located in the heart of the picturesque town of Aldeburgh on the Suffolk Coast, this boutique hotel style holiday home is ideal for a seaside vacation or short break at any time of the year with its sunny courtyard for the summer and wood burner to keep you cosy in the winter.

The sociable open plan living space comfortably accommodates all your needs with an exceptionally well-equipped kitchen for catering at home (including a Brittania range cooker, Siemens coffee machine and a wine fridge);

GROUND FLOOR
The front door opens into the open plan living space and there’s a step down to the back door taking you across a shared alley to the sunny French style courtyard, furnished so you can make the most of the sun and sea air.

KITCHEN/LIVING/DINING SPACE
So much attention to detail has gone into this well configured room so you have everything you could need.
The kitchen is equipped with a range Brittania oven with six ring gas hob and extractor, a microwave, fridge with five shelves and multibox, a freezer with two large drawers, a washing machine, a Siemens coffee machine, a wine fridge and a dishwasher.
The dining table sits in the window with a bench and chairs and there’s additional bar seating with two highchairs at the central island.
The living space has three comfy sofas positioned so you can enjoy the Parkray Ecodesign wood burner and/or the large TV which has Sky including Sports Package, and there’s a DVD player. If you prefer music there’s a Roberts Dreamdock2 or you can choose a game or read a book from the selection in the cupboard.

FIRST FLOOR
Carpeted stairs rise to the first floor with a handrail on the glass dividing partition. All three bedrooms and the family bathroom are off the landing. Emma mattresses.

BATHROOM
Conveniently at the top of the stairs and close to the double and family bedrooms, this smart room has a wonderful deep bath, a large shower cubicle with rain and handheld showers, wash basin with baskets under for your toiletries, a heated towel rail (towels provided) and window allowing the morning sun to shine in.

MAIN BEDROOM WITH EN-SUITE
Light streams into this chic bedroom through the massive bay window overlooking the cinema. You’re sure to sleep well in the quality super king size bed and there’s ample storage with a built-in wardrobe containing hanging room and a large shelf, plus a chest of drawers.
EN-SUITE
A concealed glazed door gives you maximum space in this modern shower room where the large cubicle has both a rain shower and an adjustable hand-held shower. There’s a pretty pink wash basin with storage beneath, the essential WC and a heated towel rail (towels provided).

DOUBLE BEDROOM
Light streams into this elegant bedroom through the bay window. A king size bed takes pride of place between two wall lights and there’s ample space to unpack with a wardrobe as well as a chest of drawers.

FAMILY ROOM
Catch a glimpse of the sea from the window here at the back of the cottage. Kids are sure to have fun sharing this room where the sturdy triple bunk can accommodate three children and good use of space has been made with a clothes rail and shelf, as well as a couple of baskets for nic-nacs. A travel cot and high chair are available, please be sure to request when you book.

OUTSIDE
An alley runs down the side of the house to the kitchen door with the courtyard garden gate opposite, a pretty secluded spot with seating and fairy lights.
