On the ground floor, guests can access the fully-equipped kitchen and dining area which welcomes you with a comfortable, home away from home feel. Further along the hallway, you can find the plush, comfortable living area, complete with two generously sized sofas that provide plenty of seating, creating a cosy space for relaxation. One of these can be used as a double sofa bed (please see other things to note section). The room is equipped with a Smart TV, offering access Freely App which provides free to air stations along with streaming services such as Amazon Prime, (guests will need to provide their own login details), and free Wi-Fi is available throughout the space for your convenience.
Also off the main hallway you can find the master bedroom, a peaceful retreat featuring a luxurious king-sized bed and ample storage space for all your belongings.
The cosy bathroom is thoughtfully designed with fixtures, including a washbasin, a bath with a shower, and a W/C.
Outside, the property boasts a charming sun-soaked private garden area, a true haven for outdoor relaxation. Whether you’re looking to unwind or entertain, this outdoor space offers a perfect blend of comfort and tranquillity.

There will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey! If you wish to purchase more for your stay there is a Sainsburys Supermarket a 10 minute walk away on Bootham.
Fresh white bedding and towels are provided (hand towel and bath towel per person), as well as miniature travel sized bottles of shampoo, shower gel and soap.
Guests will have access to the entire house.
CHECK IN / CHECK OUT
Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.

SOFA BED: One of the sofas in the living room can be used as a sofa bed. We ask that if you wish to make use of this, that you inform us at least 48 hours before you are due to check in (ideally at the point of booking) so we can arrange this for you.
FREE PARKING:
Parking is available for 1 car on the driveway.
TRAVEL COT
We can provide a travel cot for guests to use during their stay. There is an additional charge of £20 for this. Please enquire at the point of booking. Guests are asked to bring their own cot bedding.
My property management team will be available 24/7 via email or phone to provide any assistance my guests may need.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
