"Good location on outskirts of the city."

"noisy particularly lower floor. Guest upstairs were making too much noise. Staff tried helping but no other room was available and they said they would talk to the guest, but nothing changed. TV also was limited to channels and I would expect smart TV for price and quality"

"Couldn't wish for a better welcome, hosts were exactly my cuppa - laid back and relaxed at all times. Looked after well before I even got to the site and enjoyed an unexpected upgrade. Very decent breakfast to set me up also. Hope to stay there again soon!"

"Arrived to find the place locked up and had to make a phone call for someone to come to the pub to give us our room key. Apparently there was a problem of having no electricity due to the heat. No evening meal available and no bar; breakfast was average, with some folk having to wait a long time for service. The place was clean and room was comfortable."

We couldn't find the bar and couldn't gain access to the vending machines in the other building. Spent a sleepless night with no drinks. Couldn't voice our issues in morning as no one in reception."

"Very good staff; nice location; and this hotel has air conditioning. The ‘bad’ is that it’s trying to rebadge itself as ‘City Centre.’ It is not-there is a Premier in city centre and it’s not this one. The breakfast food deal is a nice option."

"Unfortunately we only stayed one night, and did not want to leave, the house is amazing so old in places full of history and character lovely gardens, just when you think that’s enough there is a games room! Great choice of breakfast just felt so welcome, relaxing in fact we found it magical !"

"The Guinness Arms had character rooms and the hallway was just as nice. Our room had aircon and also a skylight which had retractable blinds if you wanted to look at the sky or not. Room was clean and cosy with coffee and tea facilities. A bottle of water was also supplied with a selection of biscuits. Iron and board in cupboard for those who want to sort the creases out. "Great place to stay for Forest Live. Hotel is lovely, warm and welcoming. It was a warm day so quite hot inside but we spent time outside in the huge gardens, the bar was open and we sat next to the river. Breakfast was superb, fresh fruit and proper butchers sausages! "Our rooms looked nothing like the photo’s on here. The carpets had huge stains on them and the furniture was dated and beat up. Our window would not open and the frame was rotting. Our bathroom was dark and the shower would sporadically turn burning hot to freezing cold. The women’s toilets in the bar area had multiple out of order signs on the doors and the one I was able to use had a huge hole in the wall where tiles were missing and broken. "Honestly could not fault this place at all. Staff very welcoming and attentive. If things were not available in your room they would be more than happy to help and provide eg. Iron and Iron Board. The breakfast was amazing and the fresh pastel del nata was even better than what I’ve had in Portugal! 10/10 recommend "
