"Amazing place to stay. First time staying in a B&B having favoured hotel stays in the past and what a nice change in made. From the warm and friendly welcome and throughout the 3 day stay everything met or exceeded our expectations. The room (Burley) at the top of the house was amazing with a roll top bath in the room, the most comfortable of bed and just the ambiance of the house made the experience even better. Breakfast was lovely and the hosts were super friendly too."

"Lovely little guest house handy for both Windermere and Bowness we can happily recommend!"

"Gran atencion, maravilloso desayuno y agradables y comodas habitacones."

"Great communication with host and location excellent."

"Cute rooms!"

"La habitación divina el personal amable pero no esperes servicio de 5 estrellas como Romo Service o taxi a la puerta. "

"Lovely property by the river with a spacious room with a balcony overlooking it. Super comfy bed. Modern bathroom with a nice tub, underfloor heating and great L’occitane products. Breakfast was tasty and the staff were super friendly. Parking was available at the property free of charge which was definitely a plus."

"I can not fault this hotel one bit! From the minute we arrived the staff were super helpful. Our room was amazing! Close to walk into the town. We ordered our evening meal through the hotel, and wow… the most gorgeous food I’ve eaten in a long time! Overall book it you won’t be disappointed."

"We had 2 very good nights sleep. The room was clean and comfortable. Funny was the mirror in the bathroom was fitted well high up, you can not see yourself if you are about 5 ft tall. The shower screen was a bit narrow for the long shower tray, the floor got very wet when having shower."

"Fantastic stay. Paula and Richard were very friendly and accommodating. Food on offer was delicious."

"The place was lovely and clean and the owner was very welcoming I really recommend the place"

"Very comfy and clean, lovely breakfast, great location"

"For the price not what we were expecting, much smaller than the photos led to believe, smell of damp, grout in shower news mildew remover also overflow in sink needs toothbrush it was black , found rubbish and 5p under the bed. Also was told we could park outside and we received a parking ticket."

"Beautiful property out of the bustle of nearby Ambleside or Hawkshead. Lovingly cared for and staffed. Gorgeous views, delicious breakfast and dinner, and a hot shower. Hikes out the door. 5 minute walk to Beatrix Potter's home at Hill Top. We hope to return."

"Location was perfect right in the centre of historic Hawkshead ask about car parking at the primary school. On Suite was very small, the vanity didn’t drain properly, the sensor light is a pain when you don’t want to wake-up your partner at night! A common problem with all accommodation in the Uk is that only having a Duvet on the bed to hot to use and worst no top sheet, Duvets are to hot in winter because of the heating and to hot in summer with no air conditioning and with no ventilation...

"Excellent Breakfast and good location."
