To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Occupancy [ 8 ]

- The primary guest must be at least 25 years old and present for the entirety of the stay.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- 2 pets are allowed for an additional $100 fee per pet. The pet/s should be leashed at all times as there may be livestock in the area. Please clean up after your pet/s.

- Unauthorized parties and events are NOT allowed without prior written approval.

- Quiet hours are from 10 PM to 7 AM.

- If any furniture is moved, please place it back in the original space where it was found.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

- There are exterior cameras at the property for security purposes. Please do not tamper with it.

- The propane BBQ grill must be cleaned and turned off after use.

- Our property carries an agricultural tax exemption, which means you’ll enjoy the beauty of the natural Texas landscape, including native flora and other local plants. Please note that the area is unfenced, so you may see free-roaming livestock nearby. This is all part of the authentic countryside charm!



Pool Rules:

- The pool is NOT heated.

- Tampering with the pool and equipment could incur an additional fee up to $1,000 or to cover any damages caused.

- Please do not touch or move the pool vacuum at the property. Fees may apply.

- Supervise children at all times. Do not leave children unattended on the property or near/on the water.

- No lifeguard on duty. Swim at your own risk.

- Please rinse off before entering the pool.

- No glass is permitted in the pool, pool area. Additional fees may apply if glass is found in these areas.

- The pool is professionally cleaned once a week and regularly skimmed. Please note that it is located beneath trees that frequently shed debris. We do our best to keep the pool as clear as possible.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.



Fire and Safety Precautions:

- There is a trail surrounding the property. The trail has uneven rocks and may occasionally have snakes. It is not maintained for safety like a formal path, so please proceed at your own risk.

- Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.

- Smoking is NOT allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.

- There is a fire pit on site. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.

- No shooting firearms or weaponry on property.



Trash Rules:

- Please move your trash by the front gate or on the curb on Mondays (Trash collection is every Tuesday morning)



HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



This is a Dark Sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.



Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as cattle, birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.



As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
