Watch your favorite movie or TV show in the Theater Room. Grill out and enjoy a meal with loved ones. Bring the little ones, we provide a pack-n-play & toddler hiking backpack. This property is equal parts distance from Sevierville and Knoxville. Come explore, dine, and shop in the beautiful Smokies!

We recommend having a vehicle on hand!

- Due to an increased volume of units to clean each day, we are not able to accommodate early check-ins or late check-outs. You may check in as early as 4 pm and must check out by 10 am.

- For your convenience, we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- Due to the rural location of this property, cell phone reception may occasionally be spotty.

- No RV or Trailer parking.

- Guests are responsible for providing their own Firewood & Pack-N-Play Linens.

- 4WD or AWD is only necessary for winter months due to the winding paved driveway.

- The Hot Tub is NOT usable.

- Guests are responsible for providing their own propane for grills and outdoor fireplaces. There is often a supply left by previous guests, so we recommend checking before purchase.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Due to our close proximity to the National Park, we have a large population of insects, including ladybugs, house flies, stink bugs, millipedes, carpenter bees, and wasps. Although all of our properties are sprayed regularly by a professional pest control company, the city and park areas are not. During various times of the year, these insects may find their way into the property. By booking, you understand that is a possibility during your stay and understand that there will be no refunds related to bugs getting into the property. We will be happy to work with you to get pest control back out if necessary.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Great stay in a private setting

We greatly enjoyed being able to host our extended family in one home so we could all attend a family reunion in town. The home was well kept and comfortable indoors. The driveway is steep and sharp turns so the host’s advice to not bring trailers or RVs to the property was well informed. Host was extremely responsive and helpful during our stay.

No water!!!

Arrived and had no water. After contacting property management (Haven) and troubleshooting, still no water. Property management would not send anyone out to fix issue that day. Could not use showers or toilets!!! Property management solution the next day was to move us to another property that was an hour away from where we needed to be. I do not recommend this property nor Haven property management.

This is the best place to stay if you’re looking to be more connected as a family. While they have internet there’s not a screen in every room like every where else. We played so many board games played puzzles read books it was perfect for our family time.

Great Cabin for a Weekend Getaway

We rented this cabin for the weekend to go to a UT game. It was about 30 mins outside of Knoxville, but close enough to Maryville and Townsend to have food and entertainment. The cabin was big enough to accommodate 11 of us. Will definitely look to rent again the next game we go to.

The cleanliness was not expected. I did have certain cleaning to do bbecause it wasnt all properly cleaned prior to our arrival. Numerous lights didnt work & The yard was unkept so outside space was of limited use. It said their was pool access on the original listing however it was only referring to the hot tub (we knew the hot tub was in operational) however we did want a pool since it was summer time. Had a power outage and that did receive quick feed back from property managers. They were quick to answer all texts or messages that was 5 🌟 for sure!! The beds were comfortable and the views were amazing.

Listing Mis-leading in part

The property was listed as having a hot tub. This was a critical part of the selection criteria it booking. The property did not have a hottub and the area where the hot tub was in the pictures had been removed with a hot wire still in place. The bar light in the kitchen was inoperable and the garbage disposal was inoperable. The towel rack in the upper bathroom was broken leaving no place for towels. There were not basic supplies to operate the property such as dishwasher detergent, toilet paper or paper towels. These are normally provided at a minimum in my experience with rentals. The carpet was fifty and stained. The right bedroom downstairs a prior guests dirty clothes were under the bed. The location was good and pricing was reasonable comparatively. Check-in and check-out was seamless. I sent the same feedback to the management company Haven. They were receptive and committed to addressing the inaccuracies.

just ok

Considering we didnt stay in this property but to sleep it was just OK. There is only 1 TV and it is downstairs. Water quit working on the last day and all we got was excuses and apologies about it being on a well and that the well may have run dry or something. Whoever manages this property will not talk to you on the phone. Crappy customer service. I would never rent from them again.
