  • Welcome to the Frances Suite! This loft style condo is very comfortable and centrally located in the heart of Utica. The front windows have been restored to their original height and offer an awesome view of the downtown. There is a full kitchen with plenty of space to unwind after a long day of hiking or shopping. You can relax by the cozy fireplace with a book or take a long shower in the beautiful walk in. There is a king sized bed and a queen sized pullout sofa sleeper.

Amazing place! The photos do not do it justice! Tons of room, charm, and awesome location. There are lots of fun little shops and restaurants within close walking distance, and it's also really close to some great hikes at Starved Rock.

Great location, close to Starved Rock and other hiking locations.Beautiful building. Entire town is clean and well kept.(FYI lots of places are closed on Tuesday so we had to drive to another town to eat, wish we knew that before booking!)

Great get-away. The historic loft is beautiful, clean, and modern. Surprisingly, there was NO "old" smell, and despite the outdoor dining below, it was perfectly quiet in the bedroom. And the BED-so comfortable! We loved our stay and enjoyed hiking in the state parks nearby!

Our second time staying at the Frances Suite. Another perfect stay! Two days this time, so we were able to see more of what the area has to offer. My only suggestion would be to apply tinted window film to the upper windows. The sun is bright and heats up the room, requiring the AC to work more. Also, makes it difficult to view the TV at certain times of the day.

We are repeat guests, and everything was just as we remembered. The suite is kept clean and well-stocked. It is a great place to relax after a day of hiking.

Just the perfect getaway for us. Excellent stay in all ways. The place is so comfortable and yet extravagant. The location is ideal for enjoying the local dining and a short drive to the beautiful hiking trails of Starved Rock.

My family and I stayed in the Frances suite. It is very nicely finished, super clean and spacious. The kitchen has all the essentials. We love its location in downtown Utica and right above a coffee shop!

Great weekend getaway: clean, well appointed, and comfy. Such a short drive from Chicago and close to all sorts of fun exploring (towns and parks). We'll be back for sure.

Nice place

We stayed for a weekend and we were very happy. The place is very clean and recently renovated. I would come back again for sure. The location is convenient for walking to restaurants and a short drive to the parks.

Beautiful & Perfect Location

We had a beautiful stay. The loft is clean and perfectly appointed, exactly what we needed to enjoy a relaxing getaway. It is located within minutes of Starved Rock and Matthiessen. The town of Utica was charming with plenty of great options for meals and drinks. Thanks for a great weekend away!

Perfect small town getaway

My husband and teen daughter loved this loft stay! It was in the perfect location for noshing, hiking, antiquing and biking ( right off I and M canal path ). We will definitely book this loft again!

Great Stay!

The loft was stunning 😍 It was elegantly decorated and the view of downtown was beautiful. When our friends saw it they were very impressed. We would definitely stay there again.

Fantastic stay near starved rock in Utica

We loved this unique property in downtown Utica, clean comfortable and wonderfully restored historic loft space. We appreciated all the thoughtful touches even down to the fluffy towels. Sweet treat coupons left by host were appreciated. Highly recommend this property and would stay again, this is a gem!
