Villa San Vicenzo is located in the Umbrian countryside, near Umbertide and Città di Castello, in the Upper Tiber Valley. The property is perched on top of a gentle slope, and is surrounded by an olive grove with centuries-old trees from which you can enjoy a breathtaking view of the valley below. It boasts a private fenced garden with lawn, outdoor dining area, and barbecue for alfresco meals.

Under the patio there is a comfortable lounge area, ideal for relaxing while enjoying the surrounding landscape.

Among the outdoor spaces you will find a beautiful pool (12 x 5 m, depth 1.40 m), open from April to October, and equipped with sun loungers and parasols.

Guests also have access to a private parking for 10 cars.

In order to reach the property you need to go along a 1.8 km dirt road.

Internal Description

Villa San Vicenzo is spread over 2 floors and can accommodate up to 12 people, has 5 bedrooms and 5 bathrooms. Internet Wifi is included.

The entire property is divided into 3 independent apartments, each with its own entrance and private kitchen. Each kitchen is equipped with: stove, oven, refrigerator, dishwasher, kettle, blender, and toaster. All windows are equipped with mosquito nets. Moreover 1 folding single bed, 2 baby cots and 2 high chairs are available on request. Pets are allowed on request at an extra cost (up to a maximum of 2).

On the ground floor of the villa there is a common living area with an independent entrance, furnished with a double sofa bed, elegant tables, chairs, large fireplace, and tv. Following you will find a bathroom with shower and a kitchen, ideal for preparing tasty meals with friends.

Apartment 1: The first apartment, located on the ground floor of the property, is composed of: a private kitchen, a cozy dining room, a large double bedroom, and a bathroom with shower.

Apartment 2: The second apartment is situated on the 1st floor, and is made up of: a private kitchen, a dining area, a spacious double bedroom, a single bedroom, and a modern bathroom with shower.

Apartment 3: The third apartment, adjacent to the second one, consists of: a private kitchen, a dining room, a living room with fireplace, two double bedrooms (including one with ensuite bathroom with shower) and, lastly, a bathroom with bathtub.

Prices and conditions

Included in the price: Utilities (water, gas, electricity except heating); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (450.00€); extra cleaning (25.00€ per hour); linen change (175.00€); heating on consumption from October to April; pets allowed up to a maximum of 2 (500.00€ per pet per stay). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
