☆ It`s a quiet and safe neighborhood, please be considerate and respectful to your neighbors.

Although many attractions are just minutes away, you will need a vehicle to get around.

✦ Pet Fee: please add your pet to the reservation to see the applicable fee.

✦ Our pool and Spa maintenance service takes place twice a week, it may take place when guests are present, it takes 10 minutes, and takes place only in the outdoor backyard.

By completing your booking, you acknowledge and agree to all rules, policies, and conditions outlined below. This agreement is binding from the moment your reservation is confirmed.

Check-In & Check-Out

Check-in and check-out times are as stated in your reservation. Your exclusive access to the property begins at check-in and concludes at check-out.

Early check-in and late check-out are not guaranteed and must be approved in writing in advance.

Unapproved Late Checkout: Guests who have not vacated the property by 11:15 AM will be charged a fee of $200 or more. Late departures impact our team .

Occupancy

The number of guests on the property at any time, including day visitors, may not exceed the maximum occupancy listed on your reservation without prior written approval from the host.

Overnight guests are limited to those named on your reservation confirmation.

Unauthorized guest fee: $200 per person per day. Continued violations may result in immediate cancellation without refund.

This agreement is a vacation rental agreement only. It does not constitute a lease or confer any tenancy rights to the property at any time.

Noise & Light

Quiet hours: 9 PM – 8 AM. No amplified music, loud music, or disruptive noise at any hour, and all indoor music must be kept at a considerate volume during quiet hours.

This property is subject to San Bernardino County ordinances strictly regulating both noise and light pollution. Please be mindful of outdoor lighting after dark.

Guest liability: Guests are fully responsible for any county or municipal citation, fine, or penalty issued as a result of noise or light violations during their stay.

Smoking

Smoking of any kind is strictly prohibited inside the house.

Indoor smoking fee: up to $1,000.

Cigarette butts must be properly disposed of and removed from the property grounds. Failure to do so may result in an additional cleanup fee.

Dogs & Other Animals

Dogs are permitted only when added to the reservation prior to arrival. Dogs are the only animal we can permit. No other types of animals will be permitted to stay as pets without prior approval from the host.

Unauthorized Animal Fee: up to $250. Any dog that was not disclosed in advance, is subject to this fee. In addition, any animals other than dogs that are brought to the property without our prior approval are subject to this fee.

Dogs are not permitted on furniture or beds. A fee of up to $250 may be charged for excessive pet hair removal, damage, or uncollected waste caused by animals whether approved or unapproved.

Dogs must be leashed at all times when outside the home. The High Desert environment presents real hazards to unrestrained animals.

Owners must promptly clean up after their animals and dispose of waste in a sealed bag in the garbage.

Liability: Guests assume full responsibility for any harm that may come to their animals(s) while on the property and agree to indemnify and hold harmless Desert Spirit, the property owner, and their agents from any related losses, claims, damages, or expenses.

The host reserves the right to charge for any additional cleaning or repairs necessitated by the presence of animals, beyond the standard fees charged at time of booking.

Pool & Hot Tub

Where applicable. All pool, hot tub, and cowboy tub use is at the guest`s own risk. No lifeguard is on duty.

No diving. The pool may not be used by intoxicated individuals. Never swim alone.

Children under 14 require direct adult supervision at all times. Children must never be left unattended near any pool or water feature, even briefly.

All beverages near the pool must be served in unbreakable containers.

Guests must shower before entering the pool.

Pool use after dark is permitted with consideration for quiet hours. No loud noise at any hour.

Hot tub covers must be fully removed before use. Do not sit or lie on the cover.

Pool liability: Guests, on behalf of themselves and all occupants and invitees, agree to release, indemnify, and hold harmless Desert Spirit, the property owner, and their employees and agents from any losses, costs, claims, or damages arising from pool or hot tub use.

Fire Pits

Where applicable. Wood-burning fire pits require extra precaution. The fire pit cover must be used at all times when the fire pit is not actively in use.

Before lighting a fire, locate the nearby water hose in case it is needed.

Fires must be monitored at all times and never left unattended, even briefly.

Fires must be fully extinguished before guests leave the fire pit area or go to sleep.

Fire pit liability: guests assume full responsibility for any injury, fire, or property damage resulting from fire pit use, and agree to indemnify and hold harmless Desert Spirit, the property owner, and their agents from any related losses, claims, damages, or expenses.

Property & Furniture

Interior furniture must not be moved outside. If furniture is rearranged, guests are responsible for returning it to its original position before check-out. Please lift furniture — do not drag it to prevent floor damage.

Some plumbing may operate on a septic system. Do not flush wet wipes (including `flushable` wipes), tampons, or excessive toilet paper. Plumbing call-out costs resulting from improper use will be passed to guests.

Guests must provide access to the property as needed for landscaping, pool service, maintenance, cleaning, and inspections.

Damage liability: Guests agree to hold harmless Desert Spirit and the property owner from any damages, losses, or expenses — including the value of missing items — arising from failure to adhere to these rules.

Property Boundaries & Conduct

No trespassing. Guest access is limited strictly to within the property lines. Accessing neighboring properties is prohibited.

Trespassing liability: Guests are fully responsible for any fines, penalties, or legal consequences resulting from trespassing on neighboring properties.

Special events — including weddings and parties — are not permitted without prior written host approval.

Professional photography or commercial shoots require prior written consent from the host.

Drone use requires prior written approval.

Illegal or abusive use of the property`s internet connection is strictly prohibited.

Surveillance

Security cameras are present in select outdoor areas of the property for security purposes only. Camera locations and fields of view are disclosed in the listing.

There are no cameras inside the home, and no cameras in or around private areas such as the pool or hot tub.

Guests acknowledge the presence of these outdoor security devices as a condition of their stay.

Pests

We service the property regularly for pest control, but ants and other desert critters are part of this environment and can appear from time to time despite treatment. To help minimize this, please keep all packaged food sealed, and store food in an upper cabinet or the refrigerator rather than leaving it out on countertops. Refunds will not be given due to the presence of pests.

Dust & Sand

Dust and sand are part of desert living. Wind can carry them into outdoor areas including the patio, pool, and spa, and occasionally indoors if doors or windows are left open. This is normal for the environment and not a property deficiency.

Amenity Failures & Disclaimer

In the event of a mechanical or amenity failure, Desert Spirit will make every reasonable effort to resolve the issue promptly. However, neither the owner nor Desert Spirit guarantees uninterrupted operation of all amenities at all times. Each situation is reviewed individually, and refunds are not guaranteed.
