Electricity & Internet outages are occasional occurrences in Tulum, beyond our control. While we sincerely apologize for any inconvenience our guests may experience due to these disruptions, it's important to note that Stella Rentals cannot be held accountable for such events.

Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

- The Wellness Sanctuary Spa is available onsite for guest use at extra cost.

- This is a fully non-smoking property. It’s prohibited to smoke inside the units and the common areas.

- Noise will not be tolerated between 10 pm and 8 am.

- The pool is open from 8 am to 8 pm.

- There is a gym available at the complex.

- We provide bottled water, high-quality bed linens, bath and beach towels to provide the most comfortable stay.

- Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. *Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.

- There is no daily housekeeping but if you need a cleaning service during your stay one can be arranged for a fee, please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.

- Guests will be requested to sign a Rental Agreement upon booking confirmation.

- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters will be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification.
- Please avoid from moving furniture.
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food or coolers are allowed in the pool, the use of disposable or plastic cups are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.

Interaction with Guests:
This is a self-check-in property. Access codes will be provided to you within 24 hours before arrival.

You’ll have complete privacy during your stay and access to all of the amenities. Should you need anything, however, just send us an email in the booking platform you used to make your reservation, so that one of our team members can get back to you promptly.

The house and pool were so beautiful and clean! I loved this property so much!! The main pool was awesome too and I was able to get a massage. My only complaint was the parking spot is very small. We had to tuck in the side mirrors every time to come in and out. But overall it’s 5 stars!

One of the best spots in Tulum!

Everything from beginning to end was absolutely awesome. The host is everything you want - attentive, informational and accommodating! The location is beautiful and the pictures are absolutely accurate. The pool is great for late night soaks with lawn furniture under the beautifully lit trees. 10 stars Thank you

Great place; some bumps

This is a fantastic home and property. Truly great. And highly recommend it. Photos accurate. We loved it. Having said that a couple of things to be aware of:1. There is only one set of keys available. This is a really challenge because there is a locked gate that needs a key to get in (or out). So your party has to all stay together (or a lot of planning) because some people can't leave easily if others are out. I urge the owner to design a better system. 2. The cleaning crew was about two hours late. They did a great job and we worked around it. But for some, it could be a challenge.3. Missing extra sheets/comforter for the additional sleeping sofa. All in all a fantastic place!

Lovely rental property in Tulum

Beautiful property, good location. I would only suggest they have more property keys available, particularly for gates, 1 or 2. This made access in and out of the community difficult if more than one person was leaving the property, and having no access to the front made it difficult for drivers to understand where we were.
