All rooms on this floor are fitted with French windows that open directly onto the garden, and a back garden area furnished with a patio, table, and chairs is accessible from this level. The kitchen is equipped with an oven, toaster, fridge and freezer, filter coffee maker, an Italian coffee maker known as a "Moka," a Nespresso coffee maker, and an electric tabletop stove with 4 rings.

An external staircase of 15 steps leads to the first floor, where an entrance hall welcomes you. To the right, a study and reading room features a sofa bed measuring 140 × 190 cm and an en-suite private bathroom with shower.
