Rock House provides stunning vistas across the bay towards Penlee Point and up the estuary to Plymouth, all beautifully framed by the dramatic landscape of Dartmoor in the background. This spacious holiday home is ideal for couples or families alike, accommodating up to six adults and one child comfortably.



The apartment boasts a beautifully furnished double bedroom with views of the bay, feature fireplace and en-suite shower room, a twin bedroom, and a bunk room equipped with an additional truckle bed for added flexibility. The inviting lounge features a wood burner, a versatile table tennis/pool table, and a Smart TV, perfect for unwinding after a day of exploration. The dining table is an excellent spot for family board games and jigsaw puzzles.



For those who love to cook, the well-equipped kitchen includes a dining table that seats up to eight, a dishwasher, a traditional electric range cooker, and a Nespresso coffee machine to make your mornings delightful. The property features a family bathroom in addition to the en-suite, ensuring convenience for all guests.



Outside, a small area with a table and two chairs provides a perfect spot to enjoy the fresh sea breeze. With the beach just a minute's walk away, Rock House serves as an excellent base for those eager to explore Cornwall's stunning coastline.



The property is also dog-friendly, welcoming one well-behaved dog for an additional fee of $25 per week.

Please note that the historic village does not offer private parking. However, Kingsand pay, and display car park is a five-minute walk from the property. It is possible to briefly park at the top of the road from the property for unloading.



Clean linen and towels are included in the total price. The property features Wi-Fi for your convenience. One well-behaved dog is allowed for an additional fee of $25.00 per week, and we kindly request that pets have up-to-date flea treatments.



Please note that a deposit of $250.00 will be authorized one day before check-in. Providing there are no damages to the property and/or its contents have occurred this will not be captured, and funds will become available in your account.

What a gem

What can I say, a beautiful property, situated in a charming village with stunning views. This was my second visit to Rock House and it did not disappoint. Location is fantastic with easy access to the village, the beach (through its own secret door) and the Mount Edgcumbe grounds. The property it’s self it homely, spacious and immaculately presented, with all the required necessities one would need to meet all your requirements during your stay.....And the view out the lounge/ kitchen & bedroom windows are to die for. The village itself it’s lovely, friendly locals. Great pubs! (Especially recommend the Devonport). An absolute gem.

Beautiful home in a great location

Rock House is one of the most attractive and comfortable houses we have stayed in and definitely has the best views. The rooms are large, light and thoughtfully furnished. Even on grey days the house is light and the views outstanding. The house was equipped with everything we needed for 4 adults, a toddler and a 9 month old. The villages of Kingsand and Cawsand are a joy with friendly pubs serving very good food. The nearby beach was safe and great for a 2 year old to paddle in the sea. All communications with the owners were quick, helpful and friendly. They had also left detailed information about the area which was very useful. We will definitely return.

A Piece of Heaven

Rock House lived up to all our expectations and more. It couldn’t be situated in a more beautiful location with stunning views over the sea. Breakfast overlooking the ocean will be sorely missed as will the ‘secret door’ to the beach - our Narnia door as we called it! Couldn’t be more pleased with our week and just wish it had been longer! Our Canadian family absolutely loved it and the seaside villages of Kingsand and Cawsand are wonderful. Also the nearby Mount Edgcumbe Country Park is well worth a visit. Very well situated for trips further afield as well. Altogether Excellent

Lovely seaside stay in Kingsand

Great location above the rocks at the end of the Kingsand Beach with access to the beach. Main bedroom, living room and kitchen looking out to sea which was delightful Nicely decorated and good amenities. Would definitely recommend.

Peaceful, picture-perfect, pub lover’s paradise!

Not sure where to start this review because there are so many positives to go through. Arrangements with Nicky the owner went smoothly with lots of pre-arrival detail from essential “how-to-get-there” instructions (including helpful front door photograph) through to places to see and recommendations to eat and drink - and there are threefour excellent, welcoming pubs within easy walking distance. The property itself is clean, thoughtfully kitted out and has been beautifully restored into a spacious, comfortable beach side home with some of the best sea views in Cornwall - and we feel qualified to judge having seen many of those over the years of visits to this beautiful county. Take time to wander the streets of the pretty village of Kingsand and close neighbour Cawsand with easy access to interesting beach and spectacular coastal walks. I suspect your only disapppintment with Rock House will be when you find someone’s beaten you to the dates you want!

We had a marvellous week in Rock House. The location was perfect - going to sleep to the sound of the waves crashing over the rock pools directly below. Very comfortable accommodation with all amenities provided. Would recommend it to anyone.

A place to unwind and relax

A lovely well equiped apartment with fantastic views of the sea, very relaxing! The kitchen had everything needed for a self catering break.
