Other things to note
We allow controlled and mature events and gatherings to be hosted here upon our approval. Please make sure to check with us first before proceeding with an event. This is a very upscale neighbourhood with upscale expectations. There will be no tolerance for disturbance.

We also have a separate walkout suite in the basement that is also on Airbnb, however it is a completely separate unit and your privacy remains at 100% as the entrances are separate.

This is a self-check in process, and by checking in you certify that you will abide by the following house rules.

Please note, we have really strict neighbours and this neighborhood is an upscale family neighbourhood. So these rules must be followed in order to avoid any issues.

if any of these house rules are not followed accordingly, you can be removed from the premises without a refund, and with additional penalties.

These rules are in direct correlation with the fact that we want every guest to enjoy their stay, have a lot of fun, and create memories in a clean, and comfortable home. We respect all guests and ask for the same respect to spread mutually amongst us all.

As long as these rules are followed, we are really nice and easy going hosts.

1. No unauthorized parties, unauthorized visitors or gatherings of any kind. There is a strict zero tolerance policy for noise complaints in this home. Should you break this rule and have a party, or loud noises of any sort, you and your guests will be removed from the premises without a refund and you will also be charged a $500 fine.

2. No smoking of any kind in the home or on the property. As mentioned the neighborhood is extremely upscale and strict with children. They will complain if there is smoke or marijuana smell. Furthermore, if you smoke in the home, we will be forced to charge you for the odor removal which is north of $300 each time we have to get a company to come in at the last minute to remove the smell before the next guest check in. If the next guest cancels because of any smoke smell, we will charge you for that stay as well.

3. Please make sure to not put any sort of garbage, kleenex, paper towel, or anything that will clog the toilet, including excessive amounts of toilet paper in the toilet.

4. Please ensure to check out by the 11am check out time. There is a $100 late checkout fee, if the late checkout is not authorized. If we don't get the home ready in time for the next guest because you checked out late, if we have to refund them any amount, we will pass that cost down to you.

5. There is absolutely no littering anywhere on the property. We must keep the wildlife safe and the property clean at all times.

6. You will have a large garbage bin in the kitchen with a large garbage bag. Excess garbage beyond that is a charge of $20 per bag for removal. We ask that you take your garbage with you to not have any additional charge. There are multiple dump sites around Richmond Hill and Vaughan and only cost a few dollars. But if we have to do it, we have to pay our cleaners and the transportation for that and that is why we must charge extra.

7. Any damage caused by you or your group, you must notify us right away.
