Whether you’re planning a family getaway, a nature-filled adventure, a romantic escape, or a healing/relaxing reset, this home is designed to help you unwind the moment you arrive. Enjoy private river access, a fully enclosed indoor spa/hot tub, an outdoor deck overlooking the water, a large side deck with a Gazeebo overlooking the water, a fun game room perfect for evenings together and a limited exercise room.

There's an indoor/outdoor dining area and table which sits 8 overlooking the river where you can also enjoy your meals or a drink with the peaceful sounds of the river.

The river flows most of the year and is only steps from the back deck.

-Primary bath with dual shower heads (note: rainfall head not functional)

*A small limited gym for those who like to stay on their exercise regiment. NOTE: At this time only an exercise bike is left with a few dumbbells and band. Other things have been stolen and will not be replaced at this time

We professionally clean before each guest, but nature remains active here.
If you’re looking for a spotless, city-like environment, this home may not be the best fit. If you love nature, water, and peaceful surroundings, you will love this retreat. We also have a monthly pest control service.

RIVER ACCESS
This home offers direct access to the Kaweah River behind the house.
River flow varies seasonally; please use caution.

Close to Everything:
-Sequoia National Park: 18 minutes
-Kaweah Lake: 10 minutes
-Restaurants, shops, grocery store: 8 minutes
-Art studios and local galleries: nearby
-Outdoor activities: boating, kayaking, jet ski rentals, hiking, fishing, rafting, mountain biking, horseback riding

PET FRIENDLY:
Up to 2 dogs allowed ($50 fee).
Please read pet rules in the “House Rules” section.
Additional pets: $50 per pet and must be approved by me in advance

GUEST ACCESS:
You have access to the entire House and the grounds as well as the the river behind the house, the spacious deck area, Backyard. and gazebo area with a spacious deck.

I also have a private Guest house on the property. Please be respectful of their space. You DO NOT have the river access behind the Guest house

If you’d like to book the entire property (main house+guest house), that is a separate listing. Please don’t hesitate to contact me if you’d like to do so and are having trouble finding the listing

WiFi available but it tends to be a little slower than in the big city, but it’s perfect for browsing, checking emails, or streaming lightly

Property is out in the beautiful wilderness and you may encounter wild animals, large and small. If doors or windows (without screens) are left open these critters/bugs tend to find their way in.
I recommend only opening up the screened windows and ensuring doors are not left open

*No smoking of any kind allowed inside, $500+ fee will be charged if odor is detected at the home. Please do not throw cigarette buds on the ground. No Fires or Fireworks

*No events or large parties

Other things to note
* By booking this rental, The guest hereby acknowledges and agrees to the terms below:

When booking check that you have the correct number of guests, there is an extra charge of 25.00 per guest per night after 4 guests

Please do not leave your dog unattended or left alone in the house. Dogs are not allowed sofas or beds

No refunds for events outside our control (e.g., WiFi/electric outages, floods, national park closures). Unless the road to Three Rivers is closed, then we can reschedule or refund you.

PLUMBING: WATER AND SEPTIC:

-Property is on a well and septic system.
-Only toilet paper can be flushed.
-Dispose of sanitary products, floss, in the trash.
-Please do not pour grease down the drain. Secure it in a carton for disposal or in the garbage bag

LIABILITY: Guest accepts liability for any damages he or she caused to the property or the guest's guests, and for any items lost or stolen by guest or guest's guests. If damages are in excess of the security deposit being held, guest agrees to reimburse the owner for costs incurred to repair or replace damaged or missing items, along with added guest

HOLD HARMLESS: The owner does not assume any liability for loss, damage or injury to any persons or their personal property. Guest agrees to hold harmless the owner for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond their control.

PATIOS AND DECKS and the Grounds: The guest accepts and assumes all risks involved in or related to the use of the surrounding areas of the house, including but not limited to wildlife i.e Snakes and Bears

THE RIVER: River can be dangerous at certain times of year.
Swim or wade at your own risk. Guests assume all liability and holds harmless the owner of the above said property for any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, or any of his/her guests as a result of, or in connection with the usage of the river made available by this property for their use.

TERMS AND CONDITIONS: The guest, his/her heirs, assignors, executors, and administrators, releases and discharges Owner of above said property from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the guest, as a result of, or in connection with, the occupancy of the premises and agrees to hold the Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs

This house is not handicap equipped

For security purposes we have cameras outside the front door and outside premises.

By booking this property you are agreeing to all the rules and regulations and release and hold host harmless of any Liability that may arise while staying at the property.
