RENTAL RULES

1. Occupancy: Number of occupants must be stated at the time of booking or updated anytime a new occupant(s) enters the premises. No additional friends or guests are to enter the property or use its facilities without permission. All occupants are the sole responsibility of the Guest. Should it be determined that unaccounted occupants entered the property the reservation will be updated with the additional guests.

2. Hold Harmless: All of the homes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

3. Parking: Guest parking is available throughout the neighborhood, Guests are to park on the property driveway. Street parking is available for vehicles on the other side of the street.

4. Surveillance: Guest acknowledges the presence of outdoor Security Cameras.

5. Rules: Guest agrees to abide by the Rental Rules at all times during the length of the stay.

6. House Rules: Keep the property and all furnishings in good order and no shoes are to be used in the property.

7. Excessive Noise: Guest(s) should not create excessive noise at a level that disturbs neighbors; Code enforced neighborhood quiet hours are from 11:00 PM – 7:00AM.

8. Smoking: This is a smoke free home; smoking of any kind is NOT permitted on property grounds, in the home or the garage. This property is not feasible for smokers.

9. Parties: Parties are strictly prohibited by Airbnb, although large group gatherings are allowed as long as the occupancy rule is followed.

10. Intended Use: Only use appliances for their intended uses.

11. Damages: Any breakage, theft or damage to the property will be charged at the replacement or repair cost plus 20% service fee. Charges over and above the standard fees may also be imposed if the property is left in an unreasonable condition for example;

i. Lost or damaged remote controls including TV and Furniture.
ii. Any item in the home that has been broken, stained, misplaced by the Guest and not reported to the host ASAP.
iii. All other items damaged or broken will be assessed

15. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit; daily maid service is not included in the rental rate.
We do not permit towels, or linens to be taken from the units. This includes any personal care, toiletries, laundry detergent and cleaning supplies provided by the host.

16. Outlets and Plugs: The amount of plugs available to charge devices are very convenient. Guests are not to disconnect any of the cables from the outlets, especially the LED lights. Unless of an emergency and cables are to be reconnected before leaving the home.

17. Early/Late Check Out: Early check-in and late check-out may be available upon request, fee $50. Otherwise please ensure that you checkout on time. We charge an additional fee of $100 for the first hour.

18. Pets: An exception can be made and will cost an additional $150.

19. Cleaning: Please rinse and place dishes in the dishwasher after use. Picking up after yourself in common areas is important. Guests are to pour any empties in the sink and place them in the correct bin. Remove any glass bottles from the premises. Any garbage has to be in the right bin. Please always lock the doors/turn off the lights when you leave and be courteous to the neighbors.

20. If Guest is found to have had a party which results in extra cleaning your booking will be updated with a higher fee.

21. Play set is only to be used for 12 year old and under kids.

22. Water hose is not allowed to be touched.

23. No parties/horseplay on the property premise.

24. Strictly no horseplay in the neighborhood at any cost. This is quiet family friendly neighborhood.

25. Reminder to make updates to Hospitable:-

26. Always shut the main door tight and properly and lock it correctly before it auto locks. Please do not smash the door while shutting it as the lock may get damaged especially if the dead bolt has automatically turned to the lock position.

27. Only use right side of the driveway. There is street parking across the street.

28. Please do not leave BBQ uncovered and clean after using it.

29. Please do not leave any patio furniture outside covered areas such as Gazebo or front porch. To prevent weather wear and tear.

30. Please do not use mailing address for regular mail.

Excellent property

We had a great stay. We wish we could have enjoyed the house more - however too busy doing Niagara Region. Lots of rooms, lots of space. Location was great by our books. Would work for family, friends, family with little ones - park nearby. Highly recommend.

It’s been an enjoyable stay. The house is adequately equipped with kitchen things in order to make a good meal. Sleeps comfortably for 7 of us. The only thing I didn’t like was that there was a slight smell when we entered the house.
