**House Rules**

By confirming a reservation, the Guest acknowledges and agrees to comply with the following House Rules.

**Check-In and Check-Out**

• Check-in begins at 3:00 PM.

• Check-out is at 11:00 AM.

• Early check-in and late check-out may be available upon request and are subject to availability and additional fees, when applicable.

**Occupancy**

• The maximum occupancy stated in the reservation shall not be exceeded at any time.

• Only registered guests included in the reservation are permitted on the Property.

• Parties, events, and gatherings are strictly prohibited without prior written authorization.

**Respect for Neighbors**

• Guests shall maintain reasonable noise levels at all times, particularly during evening and nighttime hours.

• Excessive noise, nuisance, or disruptive behavior may result in the immediate termination of the reservation without refund.

**Property Care**

• The Guest is responsible for maintaining the Property and its contents in good condition throughout the stay.

• The Guest shall be liable for any damage, loss, or missing items occurring during the stay, excluding normal wear and tear. The cost of repair or replacement may be charged after check-out.

**Housekeeping**

• The cleaning fee is a one-time charge per stay and covers the final check-out cleaning only. No daily housekeeping services are included.

• Additional housekeeping services may be arranged during the stay at an additional cost.

**Pool and Community Amenities**

• Children must be supervised at all times while using the pool and community amenities.

• Glass containers are prohibited in and around pool areas.

• Guests shall comply with all HOA and community rules governing shared amenities and common areas.

• Use of the pool and community amenities is at the Guest's own risk.

**Smoking and Pets**

• Smoking and vaping are prohibited inside the Property.

• Pets are not permitted unless expressly authorized in writing prior to arrival.

• Unauthorized pets, smoking, or vaping inside the Property will result in a charge of $500.

**Parking**

• Vehicles must be parked only in designated parking areas.

• Serena Vacation Homes is not responsible for loss, theft, or damage to vehicles or personal property.

**Safety**

• Illegal activities, drug use, and any conduct that violates Costa Rican law are strictly prohibited.

• Guests shall immediately report any safety concerns, damages, or maintenance issues to Property Management.

Failure to comply with these House Rules may result in additional charges, immediate termination of the reservation, removal from the Property, and/or forfeiture of amounts paid, as permitted by applicable law and the booking platform's policies.
