    ▪️ This property comfortably accommodates up to 10 guests, but we are happy to consider hosting up to 12 guests if needed. Please review the bed/room layout and manage expectations before booking. Air mattresses and extra beddings should be requested in advance.
    ▪️We only provide 10 set of towels (bath towel, hand towel, and washcloth), coffee pods, and other supplies. If you need more, please request in advance. Last minute requests for extra sleeping arrangements, towels, and supplies may take time and occur additional charges.
    ▪️Regular maintenance services such as spa service (every Thursday), and pest control may take place during your stay. If you prefer no service during your visit, please let us know in advance.
    ▪️ Surveillance or recording devices are present in the property. Noise monitoring device(s) does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Video recording devices only monitor the exterior of the home and not any of the interior or swimming/hot tub areas.

    ▪️ Pets are welcome with a fee. Max # of pets: 2. Pets must be registered and reported to the host. Host should also be informed if you have a service animal. Ensure that they are well-behaved and that you take necessary precautions to prevent any damage and extra cleaning. Pet/Service Animal owners will be responsible for any extra cleaning fees or damages caused.
    ▪️ No smoking inside the property.
    ▪️ No parties, events, or large gatherings allowed.
    ▪️ Please observe quiet hours from 9 PM to 8 AM.
    ▪️ Respect the neighbors. Do not park on their premises or cause any disturbances.
    ▪️ Respect the home. Do not damage or take anything. Maintain cleanliness throughout your stay. All furniture, appliances, and items should be returned to their original place.
    ▪️ Do not flush anything down the toilet to avoid plumbing issues. Guests will be held responsible for any plumbing issues or damages caused by improper use.
    ▪️ Report anything that is not working or broken upon check-in. Any issues that are not reported within 24hrs after check-in time may be considered to have occurred during your stay and could be subject to applicable charges.
    ▪️ Follow the check-in/check-out instructions. Guests will be held responsible for any issues that arise from not adhering to these instructions, including, but not limited to: adhering to check-in/out time, completing check-out tasks, parking, etc.
    ▪️Sign Rental Agreement, submit photo ID, and authorize security deposit is required before check-in. Property access will not be provided until all requirements are completed and verified. Security deposit will automatically be collected if any damages, missing items, and/or house rule violation is reported during post-stay inspection.

This property significantly overpromises and underdelivers.The listing advertises complimentary toiletries, a fully stocked kitchen, and functioning amenities like a fireplace and hot tub. In reality: zero toiletries, two trash bags, one dishwasher pod, and nothing to wash dishes with—no sponge or dishcloth. That is not a “fully stocked” kitchen.The fireplace does not work. The hot tub is barely warm. The water is so heavily mineralized it appears brown and is undrinkable—we had to buy bottled water just to cook and brush our teeth.Cleanliness is unacceptable. The shower curtain had red mold, the duvet appeared dirty, there was dust throughout the home, and several light fixtures were missing bulbs. All toilets had visible brown residue on arrival.The garage contains an exposed workbench with blow torches, razor blades, saws, power tools, and chemicals—fully accessible. For a family rental, that is a clear safety issue.We spent our first morning inventorying missing items and making a supply run. That is not a minor inconvenience—it reflects a failure of basic hosting standards.Support is effectively nonexistent. Communication is automated, with repeated “escalated to the team” responses and no resolution for days. There is no emergency contact, and the management company’s website is non-functional.This property has potential, but the listing is not accurate and the execution falls well below expected standards.

This is a beautiful home in a very convenient location. Built into the side of the mountain, both patios offer incredible views especially at sunrise as they face Eastward. The home is very roomy and comfortable, easily accommodating our multi-family group. The kitchen is well stocked with essentials to prepare some great meals. All this before even mentioning the fire pit and hot tub. Great rental, look forward to staying here again!
