The beautifully remodeled kitchen offers stainless steel appliances, granite counters, abundant storage in the hardwood cabinets and recessed lighting. It provides the ideal atmosphere for culinary creation and is sure to become the family chef's favorite room!
Savor your chef-inspired meals at either the dining table for 6 adjacent to the kitchen or bring it outside to your fully privacy-fenced rear yard for an alfresco meal. Either way, there's plenty of room for the whole family or group to reconnect.
Enjoy a peaceful nights' sleep in one of the three upstairs bedrooms. The master suite offers a comfortable king-size bed, with dual nightstands, perfect for your book or mobile device. The recessed lights cast a soft glow over the room. You've found both the perfect respite during a busy day and the ideal spot to enjoy a few moments alone, either the silence or a favorite show.
This welcoming property provides a perfect home base for your travels in Northern Virginia. We look forward to welcoming you to our 3 bedroom home. It`s our best top unit for a larger group or family gathering and those looking for a versatile space for remote working.
Neighborhood Overview
IMPORTANT: This home is strictly for quiet groups, not suitable for family loud family gatherings or group celebrations; families with very active children must not book since our walls are thin and are neighbors are very sensitive to noise.
CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents' and guests` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths.
Outside of CountrySide, you`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away.
Important Things to Note:
This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
Mail Policy for Stays Over 30 Days: Guests staying over 30 days will be granted access to the mailbox. A $150 fine will apply if the mailbox key is lost.
For Stays Under 30 Days: Guests may not receive mail at this location or our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for recovering lost mail or packages.

All guests must sign our rental agreement as mandated by Virginia Law.
If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
🔹The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival. 🔹An accurate guest count must be provided 🔹No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction 🔹Quiet time is from 10pm - 8am 🔹No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000. 🔹Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle. 🔹The property must be locked and secured when guests are not in it.
Mail: Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness: This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout: Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings: Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Pool: If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean. Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.
If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.
If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.
Privacy: This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
Starter Supplies: We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
Important things to note:
- We have some ware and tear stains on the carpet of the home. - CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (9pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm, but instead detects noise over a pre-set decibel.
