Welcome to Villa 157 your new home away from home. This newly updated 2 bedroom, 2 bathroom condo is conveniently located on the first floor of the King and Prince Resort South Villas building. Offering brand new furnishings, high quality linens, and new TVs in every room as well as new tile flooring throughout! Enjoy cooking in in the spacious kitchen fully stocked for all your cooking needs. The master bedroom features a comfortable king bed with access to the private patio. The guest bedroom has 2 twin beds, and the living room has a pull out sleeper sofa perfect for 2 adults. Enjoy the beautiful St. Simons sunrises and ocean breezes from your own private patio. After spending the day on the beach, enjoy a quiet evening grilling out by the lawn and private south villa pool with jacuzzi. Feel like going out? This villa is just a 5 minute walk to some of the islands top rated, hippest restaurants that serve local cuisine. Everything you need to have a fabulous beach vacation is located right here!

Our guests have access to all the amenities of the resort including the hotel pools, bar, restaurant (Echo), fitness room, business center, tennis courts, access to Hampton Golf Club, room service and more. Restaurants, shopping and a bike rental shop are just a short walk away.

St. Simons Island and Georgia’s Golden Isles are rich in history, relaxed charm, and natural beauty, making it the perfect spot for Georgia vacations. The King and Price resort is surrounded by countless recreational activities, historic sites, shopping, and attractions that offer something for everyone. Great weekly rental

My family of 5 loved this unit. The kitchen was very up to date and the proximity to the pool and beach is unbeatable. We love the first floor because it not only loading and unloading easy but gives us expanded living area for kids to play in the grass. Will definitely book again.

Great stay!

We had a fabulous stay at this location…the condo was well supplied, quiet, and a great spot close to the ocean and town. We enjoyed having access to pools and other amenities. Furthermore, we needed to stay an extra night and Georgia Reality was extremely flexible and accommodating. We were very appreciative.

Amazing Villa

We absolutely loved this villa. Everything one could possibly want. We especially liked that it had a recliner. Beautiful view of pool and ocean. Very clean and updated. Will definitely stay here again.

Wonderful visit to SSI in May

We had a delightful visit to St Simons in May. The weather was wonderful, with very comfortable accommodations at a K&P villa. Shopping, eating at our favorite restaurants, and sitting by the pools overlooking the ocean made for a great trip!

Great escape to the ocean

It was very well updated and maintained, yet not overly decorated that our kids felt it was stuffy. Decent views of the ocean with easy access and easy access to both the residential pool and resort pool.

Wonderful Condo at the K&P

I have stayed at the King and Prince my whole life (over 40 years). We enjoyed this condo for its ground floor location, renovated kitchen and baths, and proximity to the south pool and main pools. You could see the ocean a little from our living room and porch. This space is perfect for families. The kitchen was well equipped and the condo was very clean.

The location and accommodations were perfect. Able to walk to near-by restaurants for take-out. We then ate every dinner on the patio overlooking the pool! We also grilled out one evening!

Perfect for Small Family

This was our first trip to SSI and we will likely be back. We enjoyed the amenities at the resort and found the location convenient and perfect access to many activities. We were concerned, after reading reviews, that basic necessities would be missing, but we had soap, tissue and all items needed for our short weekend stay. If you need a hairdryer-pack one! For a family of 3, this was a good size unit with access to pools and the beach. I think we visited before tourist season was underway as we found it easy to get around the island without it being too busy. Overall, enjoyed the unit. A little dark in some rooms due to lighting, but we did not spend much time indoors anyways!

Kitchen and living room very nicely updated. Master bedroom nice. Bathrooms were older/original and need some love. The unit walked out to a private, unheated pool and hot tub area which was nice. The resort had direct beach access with just a one block walk which was accessible most of the day even with the tides. Minimal dishes and kitchen accessories, did not have plastic cups/dishes for use by pool or with children but what they did have was nice and clean.

Great Rental

We love the King and Prince Hotel, but with two teenagers, we wanted more space than just a hotel room. This condo provided the best of both worlds. It is exactly as advertised. The kitchen and bathrooms are dated, but perfectly functional. They are accurately reflected by the pictures online. Check in and out was easy, and the one question I had during our stay was quickly answered by the property manager. I would stay here again.

Family reunion time

My husband and I really enjoyed this 2 BR condo that we shared with my daughter-in-law and 2 young grandchildren, ages 2 and 6 months. I loved being on the first floor with them and the patio opened onto the area of the private pool for the south units. Kitchen equipment is just adequate. A large pot for cooking pasta or seafood would be good and better knives (with sharpener) would help. Maybe some non-breakable cups and bowls for children as well. The furniture is wonderful, NO Glass tables!!
