To ensure the comfort and safety of all our guests, this property is strictly non-smoking and pet-free. Evidence of smoking or pets will result in a minimum $500 deep-cleaning fee. 🚫🌬️🐾

🏠 Amenities & Essentials:
The Space: 3 bedrooms, 2 bathrooms, a spacious living room with a pull-out sofa, a breakfast bar, and a fully equipped kitchen. 🍳
Starter Kit: We provide a start-up supply of shampoo, body wash, conditioner, TP, paper towels, soaps, trash bags, laundry sheets, and coffee. One set of bath/beach towels per guest is included. 🧼
Parking: Large driveway and a 2-car garage for guest use. 🚗
Note: We do not replenish supplies or provide items like spices, foil, or tissues. Luggage drop-off is not allowed for the protection of your belongings.

📋 Important House Rules:
Age/Pets: Primary guest must be 25+. Documented service animals only (ESA not required per FL law). 🐾
Pool Heating: Solar heating is dependent on sunlight. During cold snaps (especially Oct–April), the water may not reach high temperatures. No refunds for water temperature. 🌡️
Security: Exterior cameras are located at each fence gate for property safety. 📸
Mail: No mail delivery available; please use a local P.O. Box. 📬

🕒 Check-In & Booking Policies:
Check-In: 4:00 PM. Early check-in may be offered on arrival morning for $50, subject to availability. 🔑

🕒 EARLY CHECK-IN POLICY:
Due to the high volume of same-day turnovers, we kindly ask that you refrain from requesting an early check-in. Should the unit be available earlier, it will be offered to you on the morning of your arrival for a $50 early check-in fee.

Please note that this unit is self-check-in. This is an individually owned home. There is no front desk or other location that can provide luggage storage should you arrive early. Due to liability, luggage cannot be stored in the unit before check-in.

Payer Requirements: The person paying MUST be added to the booking and MUST e-sign the Rental Agreement. Instructions will be sent automatically at 3 PM on arrival day. ✍️

Monthly Rentals: Guests are responsible for electric usage over $100. ⚡

🚨 Strict Cancellation Policy:
TRAVEL INSURANCE IS HIGHLY RECOMMENDED (CFAR Preferred).
There is a STRICT NO REFUND policy within 60 days of check-in. This includes health conditions (including COVID-19), weather, red tide, or flight cancellations. No exceptions are made for hurricane aftermath closures. 🌀✈️
