Here’s what you can expect during your stay:

When you book with us, prepare for the most luxurious vacation experience you`ve ever imagined. Enjoy exclusive perks such as grocery delivery before your arrival, luxury transportation, on-site massages, a personal chef, private cruises, and so much more. All of this will be available for you to reserve after the booking is complete. (Please note the additional perks are not included with the booking fee)

The fully equipped kitchen features stainless steel appliances, granite countertops, and everything you need to cook and entertain. The bright, open living area flows directly onto your private balcony, perfect for morning coffee or sunset cocktails.

The luxurious master suite offers a king bed, walk-in closet, separate shower, and balcony access. The second bedroom also includes a king bed, while the third bedroom is ideal for families or groups with two queen beds. A sleeper sofa in the living room offers additional space. The primary guest is responsible for ensuring that all members of their party are aware of and adhere to the house rules listed below. These guidelines are in place to protect the property and ensure an enjoyable stay for everyone.

1. Furniture
• Do not move indoor or outdoor furniture. If furniture is moved and not returned to its original position, a service fee will be charged.
• Do not stand on furniture or touch TV screens, as this can cause damage.
• Guests will be charged for any damage resulting from misuse, including scratches, wall dings, or fingerprints on electronics.

2. Property Access
• Beggins Luxury Vacation Rentals, its agents, or the property owner may enter the premises for repairs, inspections, or showings. Guests will be given reasonable notice whenever possible.

3. Fishing
• Visitors aged 16+ must have a Florida fishing or hunting license to fish.
• No illegal fishing equipment such as spears or spear guns is allowed.

4. Parking
• Park only in designated areas, including the driveway and garage (if applicable).
• Do not block roads, neighbor driveways, or park in unauthorized spaces—violators may be towed at the guest’s expense.
• Vehicles must not leak fluids. Oil, antifreeze, or other stains on driveway pavers will result in cleaning or replacement charges.

5. BBQ Grill
• If a propane grill is provided, do not use charcoal in it. Doing so may incur cleaning or damage fees.

6. Smoking
• This is a non-smoking property. Evidence of smoking indoors or cigarette litter outside will result in additional cleaning and damage fees.

7. Pets
• No pets are allowed unless specifically approved in writing prior to check-in.

8. Emergency Services
• A $150 minimum fee applies if emergency personnel (security, fire, police) are called to the property due to non-medical disturbances.

9. Outdoor Items
• Store strollers, kayaks, paddle boards, beach chairs, and umbrellas only in the garage or designated areas.
• These items are not allowed inside due to risk of damage to floors, walls, or carpeting.

10. Fireplace
• Do not use wood in gas or electric fireplaces. Unauthorized use will result in forfeiture of your deposit and potential repair fees.

11. Lost & Found
• Left items will be held for 30 days. Guests must cover return shipping costs. Beggins Luxury Vacation Rentals is not responsible for lost or stolen items.

12. Appliance Care
• Do not use abrasive cleaners on stainless steel appliances. If needed, leave sticky spots for the cleaning team specialty products are used.

13. Damage Policy & Waiver
Guests are responsible for all damages beyond what is covered by the damage waiver.
If any issues, accidents, or damages occur, report them immediately. Delayed reporting may result in full liability for additional damage or lost rental income.
Do not attempt to fix anything yourself. Prompt communication allows us to resolve issues quickly and minimize costs.

14. Grounds for Eviction & Forfeiture of Payments
Beggins Luxury Vacation Rentals reserves the right to terminate your stay immediately (with no refund) under the following conditions:
• Disturbing the peace, illegal activities, gross misconduct
• Overcrowding or unauthorized events
• Pets without prior approval
• False booking information or fraudulent reservations
• Damages or costs caused to the property or its contents
